Shubra Construction Ltd is looking for an experienced and hands-on Project / Site Manager to manage residential construction projects across London.

We are looking for someone who can take ownership of a project from site mobilisation through construction, completion and handover. This is not purely a Site Manager position. The successful candidate must be able to manage the site, subcontractors, programme, consultants, drawings, design queries, quality and health & safety.

Key Responsibilities

  • Take overall day-to-day responsibility for assigned construction projects.
  • Manage site staff, subcontractors and trades.
  • Prepare and maintain the construction programme.
  • Produce weekly and 2–4 week look-ahead programmes.
  • Monitor progress and ensure works remain on programme.
  • Identify delays early and implement recovery actions.
  • Coordinate labour, subcontractors, plant and materials.
  • Review architectural, structural and M&E drawings.
  • Identify missing information, clashes and buildability issues.
  • Raise and manage RFIs and design queries with architects, engineers and consultants.
  • Ensure the latest approved drawings are being used on site.
  • Coordinate architectural, structural and M&E design information.
  • Attend design, progress and consultant meetings.
  • Coordinate subcontractor interfaces.
  • Manage procurement requirements and identify long-lead materials.
  • Work closely with the QS regarding subcontractor packages, valuations and variations.
  • Check subcontractor progress before payment recommendations.
  • Identify and record additional works and variations.
  • Maintain records of delays, instructions and changes.
  • Liaise with Building Control and arrange inspections.
  • Monitor quality of workmanship and compliance with drawings and specifications.
  • Manage snagging progressively throughout the project.
  • Maintain photographic records of works.
  • Ensure compliance with the Construction Phase Plan.
  • Review and manage RAMS.
  • Carry out site inductions, toolbox talks and H&S inspections.
  • Liaise with external H&S/CDM consultants.
  • Maintain site records and relevant H&S documentation.
  • Coordinate testing, commissioning and final certification.
  • Manage practical completion, snagging and handover.
  • Assist in obtaining O&M manuals, warranties, certificates and Building Control sign-off.
  • Provide regular progress reports to the Construction Director.

Candidate Requirements

The ideal candidate should have:

  • Strong construction site management experience.
  • Experience on residential new-build, refurbishment or conversion projects.
  • Good understanding of UK construction methods and Building Regulations.
  • Ability to read architectural, structural and M&E drawings.
  • Experience coordinating consultants and design information.
  • Confidence raising and resolving RFIs and technical queries.
  • Strong subcontractor management skills.
  • Good understanding of construction sequencing and programming.
  • Ability to manage several subcontractors simultaneously.
  • Strong organisational and communication skills.
  • Ability to work independently and take ownership of a project.
  • Commercial awareness and understanding of variations and subcontractor valuations.

Preferred Qualifications

  • SMSTS
  • CSCS Manager / Professional Card
  • First Aid at Work
  • HNC, HND, Degree or equivalent construction qualification

Strong practical experience will also be considered.

Who We Are Looking For

We are particularly interested in candidates who are hands-on and technically capable.

You should be comfortable walking the site, checking workmanship and managing trades, while also being able to sit with architects and engineers, review drawings, resolve design queries and manage the overall programme.

We want someone capable of running a project on behalf of the Construction Director, rather than someone who only supervises the day-to-day activities on site.
