Site Sales Negotiator

Staines-upon-Thames

Basic of c. £35k
OTE of £70k

Our client is a leading, upmarket residential property investment and development company, and they are currently looking to recruit a Site Sales Negotiator to join the team.

They are a well-established and respected business, and they are now looking for a proactive, customer-focused Site Sales Negotiator to manage the pipeline and lead sales for their premier development in Staines-upon-Thames.

Operating directly from their on-site sales office, you will handle a mix of direct-to-consumer marketing and external estate agent management to achieve a target sales rate of 3 completions per month. This role blends traditional property sales progression with proactive digital lead management and tenancy transition coordination.

  • Target Achievement: Actively drive property transactions to consistently hit or exceed the sales target of 3 apartments per month
  • Lead Generation & Nurturing: Ensure all incoming applicants are contacted promptly, managing leads generated via Property Portal listings, Google Ads, and social media marketing
  • Internal Conversions: Engage professionally with current tenants to encourage and guide them through purchasing opportunities within the development
  • Agent Management: Act as the primary point of contact for local partner estate agents, keeping them fully updated on apartment availability and marketing assets
  • Site Presentation: Oversee cleaners and ensure the immaculate presentation of show apartments, the sales office, and common areas at all times
  • Sales Progression: Manage the property sales pipeline from initial viewing through to legal completion, prioritizing efficient turnarounds with a target exchange timeline of 42 days
  • Operational Handover: Coordinate closely with the on-site operations team to manage smooth handovers as tenants vacate and properties transition to the sales portfolio.

Personal Specification

  • Proven track record in new homes sales, estate agency, or property sales negotiator roles
  • Proficiency with Reapit CRM to log leads, manage candidate communication, and track sales progression
  • Strong pipeline and progression management skills with a history of hitting performance targets
  • Exceptional communication skills, confident in handling both inbound digital leads and face-to-face negotiations
  • Self-motivated and capable of working independently to run an on-site sales office
  • Highly structured with strong attention to detail regarding property presentation and site standards.

This superb opportunity will pay a basic salary of c. £35,000, plus on target earnings of £70,000. Working hours are Tuesday to Saturday from 10am to 6pm.
