About LightWork AI
LightWork AI is building the operating system for the property industry. We have built Felicity, an intelligent AI assistant that automates the operational workload that slows down letting and estate agents. Felicity manages communications, compliance workflows, maintenance coordination and scheduling, enabling property businesses to operate with the efficiency of modern digital platforms.
We are already live with pilot customers, with overwhelmingly positive feedback and strong demand as we grow revenue in 2026.
We are building out our sales function, with plans to expand to a team of 6 by the end of the year. You will be coached by a team of world-renowned sales professionals from cold call to close, and will interact closely with other members of the sales team, especially in the beginning of your role.
The Role
You will own demos and make sure the deals our BDRs put into the pipeline close: work a target list of UK independent lettings agencies we hand you on day one, sign them, and sharpen the motion the team sells on as we scale. You report to Leonard (co-founder) for the first six months.

In terms of helping you become the absolute best you can, you will be working with two advisers with over 50 years of combined experience in sales, who will help you sharpen and iterate faster than any normal management structure would. Additionally, you will be part of weekly group sessions where you will be coached through any blockages you experience.
What You’ll Do
- Work a target list of independent agencies, 40-60 quality dials a day.
- Run live Felicity demos on Zoom and close, or land a paid trial, fast.
- Personally take your first ten wins from signature to live-and-billing, sitting with the agent, loading data, training Felicity’s prompts, filing engineering tickets where needed. Expect ~60% selling, ~40% onboarding for the first few months; it keeps you close enough to delivery to learn what actually makes agencies stick.
- Turn every call back into the playbook: scripts, objections, pricing logic, what closes and what stalls.
- Territory. Independent agencies up to ~6 branches are yours. Inbound web-form leads and larger (7+ branch) prospects sit with our existing AE. Reviewed at month 3.

Who You Are
- Industry experience. Ideally one of:
- BDM/AE in the last three years at Goodlord, Acaboom, Vouch, View My Chain, Coadjute, Reapit, Alto, Street.co.uk, iamproperty or a similar PropTech firm selling into UK lettings and estate agencies;
- A former agent: lettings negotiator, property manager, branch or lettings manager, or agency owner, now selling to the people you used to be;
- Ex-vertical-SaaS into owner-run small businesses (trades, restaurants, clinics, etc) with documented owner-operator wins;
- Ran your own SME business in property-adjacent services.
- If you’re truly exceptional with a track record that proves it but don’t fit any of these, don’t be discouraged from applying.
- Track record of excellence. Consistently at the top of the board, with numbers you can evidence: quota attainment, deals signed, logos you personally closed. We will ask for the specifics.
- Fast, full-cycle closer. Dial to demo to close in the same week. Not a BDR, not an enterprise AE.
- Live-demo fluent. You can demo any product after a short learning period and comfortably handle objections.
- Hands-on with AI. You’ve actually used LLMs/agents in your own work: a Custom GPT, a Zapier flow with an LLM step, a prompt-engineered workflow, a side project. If not yet, you’ll get there before you start and show us by week 2.
- Commercially numerate. You can build and defend an ROI case in pounds saved per week against an agency’s P&L, and tell us where the price is wrong.
Don’t Apply If
- You need warm inbound and a finished playbook;
- You have only sold through procurement or to enterprise;
- You measure yourself in activity rather than signed, billing logos;
- Or “the product isn’t finished yet” is a dealbreaker. We are early and still moving fast, that is the whole point.

The Deal
This is a permanent, full-time role, based in our London office four days a week. We are early and honest about it: the sales motion is still being sharpened, and you will have a real hand in shaping it. We’ll agree what good looks like in writing before you start, so you always know how you’re measured. Compensation is discussed and finalized at offer.
We want someone who knows the industry. If you have sold into UK lettings and estate agencies, or run a branch yourself, you will recognize the problem the moment an agent describes it. Whatever route you have taken, we are looking for a track record of excellence: consistent, documented over-performance you can walk us through deal by deal.
What Good Looks Like
- Month 3. Your first 2-3 agencies signed, with at least one live and billing, and a close you can show us how to repeat.
- Month 6. A handful of paying, live customers and a documented, repeatable motion.
- Month 12. That motion running reliably enough that the reps who join after you can run it.
