Commercial Property Solicitor

Spearheads Recruitment is working with a growing boutique commercial law firm to recruit an experienced Commercial Property Solicitor.

This is an excellent opportunity for a commercially minded solicitor with strong commercial property and bridging finance experience who is looking for greater autonomy, direct client contact and the opportunity to play an important role within a progressive and expanding legal practice.

The Opportunity

Our client advises businesses, property investors, developers, landlords, tenants and lenders across a broad range of commercial property matters.

As part of their continued growth, they are looking for a Commercial Property Solicitor who can confidently manage their own caseload and, importantly, has hands-on experience of bridging finance transactions alongside broader commercial property work.

The successful candidate will understand the fast-paced nature of bridging transactions and be comfortable working to tight deadlines while maintaining excellent attention to detail and client service.

What You'll Be Doing

You will manage a varied caseload covering commercial property and property finance matters, this is a low caseload, with a focus on client service, and no financial target pressures.

Overview:

  • Bridging finance transactions – this experience is essential
  • Acting for lenders and/or borrowers on bridging and short-term property finance
  • Secured lending and refinancing transactions
  • Commercial property acquisitions and disposals
  • Acting for landlords and tenants on commercial leases
  • Lease renewals, assignments, variations and surrenders
  • Property investment transactions
  • Commercial development matters
  • Reviewing and reporting on title
  • Reviewing security documentation and associated property documentation
  • Drafting and negotiating commercial property documents
  • Carrying out due diligence and identifying title or security issues
  • Managing transactions from initial instruction through to completion
  • Working effectively to the tight turnaround times often required within bridging finance
  • Liaising directly with lenders, borrowers, brokers, agents and other professional advisers
  • Providing clear, practical and commercially focused legal advice

Essential Experience

To be considered for this position, you must have:

  • Qualification as a Solicitor in England & Wales
  • Previous experience handling bridging finance transactions
  • Strong commercial property experience
  • Experience with secured lending and property finance matters
  • Experience handling commercial acquisitions and disposals
  • Knowledge of commercial leases and landlord and tenant matters
  • The ability to manage transactions independently from instruction through to completion
  • Strong drafting, due diligence and negotiation skills
  • The ability to work accurately under pressure and meet tight completion deadlines
  • Excellent commercial awareness and client communication skills
