Our client is one of the UK's leading residential developers, delivering high-quality homes and thriving communities across London and the South East. Due to continued growth, they are looking to appoint an experienced Specification Manager to join their Technical team.

This is an excellent opportunity to play a key role in shaping the internal specification standards across multiple residential developments, ensuring homes are delivered to the highest standards of quality, performance, compliance, and customer satisfaction.

The Role

Reporting into the Technical leadership team, you will take ownership of the development, management, and continuous improvement of construction specifications across a portfolio of residential projects.

Working collaboratively with Technical, Commercial, Procurement, Design, Production, and Customer Care teams, you will ensure specifications reflect current legislation, industry best practice, sustainability objectives, and commercial requirements.

Key Responsibilities

  • Develop, maintain, and continually improve standard house-type and apartment specifications.
  • Review and approve product selections, materials, and finishes for residential developments.
  • Work closely with Procurement and Commercial teams to identify value engineering opportunities without compromising quality.
  • Liaise with architects, consultants, manufacturers, and suppliers to evaluate new products and innovative construction methods.
  • Ensure specifications comply with current Building Regulations, NHBC requirements, fire safety legislation, and relevant British Standards.
  • Provide technical guidance and support to regional Technical and Construction teams.
  • Manage specification changes throughout the project lifecycle.
  • Monitor emerging legislation, sustainability requirements, and industry innovations, ensuring company standards remain market-leading.
  • Support the delivery of quality, consistency, and cost efficiency across multiple developments.

About You

We're looking for an experienced technical professional with a strong understanding of residential construction and specification management. You'll ideally have:

  • Previous experience as a Specification Manager within a volume housebuilder or residential developer.
  • Excellent knowledge of residential construction methods, internal finishes, and building materials.
  • Strong understanding of UK Building Regulations, NHBC standards, and technical compliance.
  • Experience working with architects, consultants, and product manufacturers.
  • Commercial awareness with the ability to balance quality, performance, and cost.
  • Excellent communication and stakeholder management skills.
  • A proactive approach with exceptional attention to detail.
