Senior Commercial Property Surveyor
As a Senior Commercial Property Surveyor, you'll oversee the management and valuation of commercial properties in London. Your work will directly contribute to maintaining and enhancing the value of the property portfolio.
Client Details
Our client is a privately owned property business with a diverse commercial and mixed-use portfolio located predominantly across London, with additional holdings throughout England, Wales, and Scotland. The portfolio includes a mixture of commercial assets, mixed-use developments, hotels, residential investments, redevelopment opportunities, and income-producing properties.
Following an upcoming senior team change, they are seeking an experienced Senior Commercial Property Surveyor to take ownership of a varied portfolio and play a key role in the ongoing management, performance, and strategic development of their property assets.
This is an excellent opportunity for a Commercial Surveyor, Estate Surveyor, General Practice Surveyor, Asset Manager, Property Manager, or Chartered Surveyor seeking a long-term career opportunity within a small but highly influential team. The successful candidate will work closely with senior leadership and receive direct mentorship from the CEO, including APC support where required.
Description
- Lead the management of a diverse commercial and mixed-use property portfolio across England, Wales, and Scotland.
- Oversee all day-to-day landlord and tenant matters across multiple income-producing assets.
- Manage lease renewals, rent reviews, lease assignments, licences, and other occupational transactions.
- Negotiate lease terms and provide strategic advice to maximise asset performance and rental income.
- Monitor tenancy compliance and ensure obligations under lease agreements are effectively managed.
- Prepare, review, and manage annual service charge budgets and reconciliations.
- Work closely with occupiers to ensure effective communication and positive landlord-tenant relationships.
- Oversee void properties and support strategies for re-letting, redevelopment, or alternative use opportunities.
- Support redevelopment projects, planning applications, and refurbishment programmes across the portfolio.
- Assist with asset management initiatives aimed at enhancing value and long-term investment performance.
- Coordinate and manage external consultants including solicitors, agents, surveyors, contractors, and managing agents.
- Monitor major works projects, planned investment programmes, and capital expenditure initiatives.
- Ensure properties are maintained in accordance with statutory obligations and landlord responsibilities.
- Manage insurance-related property matters, including claims, renewals, risk mitigation, and compliance requirements.
- Oversee contractor performance and ensure works are delivered to agreed standards, budgets, and programmes.
- Maintain compliance with health and safety legislation and commercial property regulations.
- Identify and manage property-related risks across the portfolio.
- Produce management reports, forecasts, budgets, and recommendations for senior stakeholders.
- Provide strategic advice on property acquisitions, disposals, development opportunities, and investment decisions where required.
- Line manage and support an Assistant Surveyor, providing guidance, mentoring, and professional development support.
- Work collaboratively with senior leadership to support the long-term growth and performance of the property portfolio.
- Undertake occasional travel across the UK portfolio, including infrequent visits to Wales and Scotland.

Profile
- Degree qualified in Real Estate, Property Management, Estate Management, Surveying, or a related discipline.
- MRICS Chartered Surveyor highly desirable.
- Candidates working towards APC qualification will also be considered.
- Minimum of 4 years' experience within commercial property management, estate management, asset management, or general practice surveying.
- Strong experience managing commercial property portfolios and landlord-tenant matters.
- Proven experience undertaking lease renewals, lease assignments, and occupier negotiations.
- Experience preparing, managing, and monitoring service charge budgets.
- Good understanding of property management accounting and budgeting principles.
- Experience managing contractors, consultants, and external stakeholders.
- Exposure to redevelopment, refurbishment, asset enhancement, or major works projects.
- Knowledge of commercial property legislation, landlord and tenant matters, and property compliance obligations.
- Strong understanding of health and safety requirements within commercial property environments.
- Ability to manage multiple projects and priorities across a geographically dispersed portfolio.
- Experience supervising, mentoring, or managing junior surveying professionals would be advantageous.

Job Offer
- £50,000-£60,000 for Surveyors working towards APC qualification or holding AssocRICS status.
- £60,000+ available for MRICS Chartered Surveyors, dependent upon experience.
