Stock Condition Surveyor
Salary: £42,941 + Excellent Benefits
Office location: Letchworth Garden City
Mobile role: Travel across Buckinghamshire, Bedfordshire, Hertfordshire, Oxfordshire, Middlesex, North London and surrounding counties
Mileage: Paid at 55p per mile (minus commuting costs)
Hybrid working: Mix of mobile, office and home working
Contract: 12m FTC
Hours: 37 per week

About the role
We're looking for a Stock Condition Surveyor to join our Asset Management team and play a key role in helping us understand, maintain and invest in our housing stock.
You'll carry out detailed surveys of occupied and vacant properties, assessing stock condition, Housing Health and Safety Rating System (HHSRS) risks and energy efficiency performance. The information you gather will help shape future investment programmes and ensure our homes remain safe, compliant and fit for the future.
This is a predominantly mobile role, travelling across our portfolio of homes throughout Buckinghamshire, Bedfordshire, Hertfordshire, Oxfordshire, Middlesex and North London. You'll manage your own diary, work independently for much of the time and build positive relationships with residents whilst carrying out inspections and surveys.
The role would suit somebody with previous experience carrying out stock condition surveys or domestic property inspections who enjoys being out on site and takes pride in producing accurate, high quality survey data.
Key Responsibilities
- Carry out stock condition surveys across occupied and vacant properties
- Collect and record accurate property data using tablets and survey systems
- Assess property condition and identify future investment requirements
- Complete Housing Health and Safety Rating System (HHSRS) assessments and record findings
- Identify defects and carry out an initial diagnosis to support effective repair solutions
- Raise repairs, inspections and follow up actions where required
- Ensure survey information, photographs and supporting documentation are accurately uploaded and maintained
- Work with colleagues to gain access to properties and maximise survey completion rates
- Manage your own diary and workload to achieve survey targets
- Communicate professionally with residents, colleagues and contractors
- Respond to enquiries in line with organisational policies and service standards
- Escalate concerns, risks or safety issues identified during inspections
- Support continuous improvement of asset data and stock information
- Carry out any other reasonable duties associated with the role

About You
Essential
- Degree in Building Surveying or equivalent qualification, or previous experience carrying out stock condition surveys or domestic property inspections
- Experience assessing property condition and identifying maintenance or investment requirements
- Knowledge and understanding of Housing Health and Safety Rating System (HHSRS)
- Strong organisational and time management skills
- Ability to work independently and manage your own workload
- Effective communication skills with the ability to engage with a diverse range of residents and stakeholders
- Good attention to detail and sound decision making skills
- Understanding of personal safety and lone working practices
- Strong IT skills and confidence using mobile technology and survey systems
- Good written communication skills
- Flexible approach to workload management and travel requirements
- Full UK driving licence and access to a business insured vehicle
