Join us as a Stock Condition Surveyor at Thirteen Group!

This is an exciting opportunity for either an experienced Stock Condition Surveyor or an aspiring surveying professional looking to develop their career in housing asset management.

We're open to appointing candidates on a development basis where there are identifiable skill gaps. If appointed on a development contract, you'll benefit from a structured development plan with clear milestones, professional support and salary progression as you build your knowledge and experience in areas such as stock condition surveying, HHSRS, Decent Homes, EPC assessments and asset data management.

Whether you're already working in stock condition surveying or have transferable surveying experience and a desire to learn, we'd love to hear from you.

This is a roam role, so you’ll mainly work across sites and properties within our operating area, as well as from our fantastic office at Hudson Quay in Middlesbrough. We’ll need you to be flexible around business and team need, so you may need to come into the office more frequently when required.

Key Responsibilities

  • Carry out detailed stock condition surveys and pre-programme inspections across our housing stock.
  • Produce clear, accurate technical reports and recommendations.
  • Validate existing stock data and confirm property, component, and attribute information through site inspections.
  • Gather, analyse, and record accurate condition data to support future investment planning.
  • Identify discrepancies in asset records and ensure information is corrected and updated within asset management systems.
  • Assess properties against Decent Homes Standards and HHSRS requirements.
  • Undertake energy efficiency assessments and produce EPCs where required.
  • Support the development of planned maintenance and investment programmes through robust data collection and verification.
  • Respond to urgent survey requests and contribute to the successful delivery of organisational priorities.

About You

You may already be an experienced Stock Condition Surveyor, or you may have transferable surveying knowledge and be looking to develop your career within housing asset management.

We're Particularly Interested In People Who Have

  • HNC, HND or equivalent qualification in Building Surveying, Construction or a related technical discipline.
  • Knowledge of residential construction and building components.
  • Experience carrying out property inspections, surveys or technical assessments.
  • Strong attention to detail and an ability to accurately record and analyse information.

It Would Be Beneficial If You Have Experience Of

  • Stock condition surveying.
  • Asset data validation and management.
  • Decent Homes assessments.
  • HHSRS assessments.
  • EPC surveying and accreditation.
  • Housing asset management systems.

Don't worry if you don't have experience in all of these areas. If you can demonstrate the core skills and capability to develop, we'll support you through a structured development programme.

  • Excellent communication skills and the ability to produce clear reports.
  • A willingness to learn and develop specialist knowledge in stock condition surveying and housing asset management.
  • A full UK driving licence and willingness to travel across our operating areas.
