About The Role
Our Bristol Property Asset Management team is looking to recruit a Surveyor or Senior Surveyor to support the management of a diverse regional property portfolio. This is an excellent opportunity to join a high-performing team and develop your career within one of the UK's leading property consultancies.
Working as part of a dynamic asset management team, you will be responsible for providing proactive property and asset management services across a predominantly commercial portfolio. You will work closely with clients, occupiers, consultants and internal teams to deliver exceptional service and maximise asset performance.

The role offers exposure to a broad range of responsibilities, including asset management, leasing, property management, development projects and client reporting, making every day varied and rewarding.
Depending on experience, the successful candidate will take ownership of specific assets and client relationships while contributing to wider portfolio initiatives and business development opportunities.
Key Responsibilities
- Provide proactive asset and property management across a mixed-use regional portfolio.
- Support the development and implementation of asset management strategies to enhance asset value and performance.
- Deliver high-quality client reporting and property management advice.
- Build and maintain strong relationships with clients, occupiers and professional advisers.
- Manage lease events, including rent reviews, lease renewals, re-gears and other landlord and tenant matters.
- Identify opportunities to improve income, reduce costs and enhance asset value.
- Liaise with client accountants to review rent raising reports and ensure accurate rent and service charge management.
- Work alongside credit control teams to assist with rent collection, arrears management and recovery strategies.
- Assist with the preparation and review of annual service charge budgets and reconciliations.
- Instruct and liaise with building managers, facilities management teams and consultants regarding repairs, maintenance programmes and refurbishment projects.
- Coordinate annual insurance renewals and support the management of insurance claims.
- Conduct regular property inspections and act as a key point of contact for occupiers.
- Manage tenant applications, including alterations, assignments, sublettings and wayleaves, working closely with legal advisers where required.
- Support leasing and disposal transactions, liaising with agency teams and external advisers.
- Produce concise, accurate reports and present recommendations to clients.
- Collaborate with colleagues across Knight Frank to identify opportunities to enhance client service and cross-sell services.
- Develop a strong understanding of landlord and tenant legislation, market trends and industry best practice.
- Apply knowledge of the RICS Professional Statement: Service Charges in Commercial Property in day-to-day activities.
- Undertake additional duties as required by Partners and senior management.

Qualifications
Professional Experience and Personal Skills Profile
- Degree educated or equivalent relevant experience.
- MRICS qualified or working towards qualification.
- Full UK driving licence (essential).
Experience
- Experience within commercial property management, asset management or a related property discipline.
- Exposure to commercial property portfolios and landlord and tenant matters.
- Knowledge of property management systems and reporting tools.
- Experience across multiple asset classes would be advantageous.
Skills and Attributes
- Strong analytical and financial skills, with a high level of competency in Microsoft Excel.
- Excellent organisational skills with the ability to manage multiple priorities and deadlines.
- Strong communication skills, both written and verbal.
- Commercially minded with a proactive, solutions-focused approach.
- Ability to build and maintain effective client relationships.
- Collaborative team player with a positive and professional attitude.
- High attention to detail and commitment to delivering exceptional client service.

- Strong problem-solving skills and the confidence to take ownership of responsibilities.
