Job Summary

We are looking for Property Management Team Coordinators to lead operations across multiple agencies during a period of significant growth. You will lead a team of up to 10 Property Managers, with full ownership of how the team is built, developed and structured, and held accountable for the standard of service they deliver.

You will inherit a team of up to 10 property managers that arrive with established habits, systems and processes. Bringing them together to operate at a consistent standard is at the heart of the role. New systems and process changes are designed centrally, and you own how they land: sequencing, training, adoption across your branches, and the feedback that shapes how the product develops. You will have real influence over how change takes hold, working within a direction set with the wider business.

What matters most is your ability to lead a team and learn fast. Property Management is a specialised function and you'll be expected to upskill quickly into the detail of the process. Existing UK lettings experience is a real plus, but it's not essential. If you're a strong people-manager who picks things up quickly and thrives in ambiguity, we want to hear from you. You'll report to the Operations Manager for Property Management and sit directly above the Property Managers.

Working closely with the London central and branch teams, you will lead change on the ground and help shape what good property management looks like at Dwelly.

Your Day-to-Day

Operations Management

  • Hold a consistent standard of service across the four areas of Dwelly property management: maintenance, compliance, inspections and move-outs.
  • Take accountability for full compliance across the properties your team manages.
  • Decide how the portfolio is allocated across your team, and what a sustainable portfolio size looks like as it grows.
  • Plan capacity and coverage so service holds up through absence, growth and live integrations.
  • Act as the escalation point for the complex landlord and tenant issues that need a decision rather than a process.
  • Represent property management credibly with branch managers and the central team, and hold a firm line where it matters.

Team Leadership

  • Directly manage a team of Property Managers (up to 10) owning their performance, development and day-to-day support.
  • Balance support with autonomy, be hands-on without micromanaging.
  • Coach to raise the bar: side-by-side call and viewing feedback, clear expectations, and a culture of accountability and pace.
  • Run consistent 1:1s and team huddles, set individual targets, and deliver training, coaching and performance reviews, recognising strong performers and addressing underperformance early.
  • Maintain morale and engagement during significant change; onboard new joiners quickly and partner with the Talent team to keep the pipeline warm.

Process Transformation & Change Management

  • Enforce adherence to SOPs, compliance requirements and service standards across every property and applicant your team touches.
  • Lead the adoption of new systems and ways of working across your branches, and take responsibility for getting the whole team there.
  • Work with operational data to find where the team is losing time, and act on what it tells you.
  • Pro-actively feed what you learn on the ground back to the central team so the product and the process improve.

What We're Looking For

  • 2+ years in a high growth environment such as a startup or scale-up
  • 1+ years leading field and/or customer service teams of 5 or more
  • Experience managing individual performance, including formal performance processes
  • Uses operational data to set priorities and diagnose problems, and can show how
  • Works independently and makes decisions without complete information
  • Adopts new technology quickly and brings a team with them
  • Comfortable with ambiguity and frequent change
  • Regular travel is to be expected
  • Full driving licence required

Would be a plus:

  • UK residential property management experience
  • Experience with implementing new CRMs or operating in post-acquisition environments
