A well-respected, high-growth financial services organisation is seeking an experienced Commercial Real Estate debt professional to lead a Credit & Asset Management team embedded onsite with a leading global investment bank in London.

This is a high-profile, client-facing position providing exposure to a sophisticated portfolio of UK and European Commercial Real Estate loans. Working closely with senior professionals across Asset Management, Origination, Credit and Legal, the successful candidate will oversee the ongoing management of performing and more complex loan exposures throughout their lifecycle.

The role will involve responsibility for credit analysis, borrower engagement, financial modelling, loan documentation, covenant monitoring and material loan events, including waivers, amendments, extensions and drawdowns.

Alongside responsibility for the portfolio, the Associate Director will provide day-to-day leadership and technical oversight to the Credit & Asset Management team, acting as a senior point of contact between the client and the wider asset-management function.

This is a hybrid position, working four days per week in the London office and one day from home.

CRE Loan Asset Management (Team Lead) Responsibilities

  • Manage and oversee a portfolio of Commercial Real Estate loans secured against UK and European real estate investments.
  • Act as a senior day-to-day point of contact for the client, working closely with its Asset Management, Credit, Origination and Legal teams.
  • Lead, support and develop a team of CRE loan asset-management professionals, providing guidance and oversight on complex transactions and material loan events.
  • Review and challenge analysis and recommendations produced by the wider team, ensuring work is delivered to a consistently high standard.
  • Review and interpret facility agreements, intercreditor agreements and other relevant finance documentation both prior to loan closing and throughout the loan lifecycle.
  • Partner with the client's Origination team during the transition of newly originated loans into ongoing asset management.
  • Monitor the financial and operational performance of individual loans and their underlying collateral against agreed business plans, budgets and loan requirements.
  • Prepare, review and challenge financial analysis and models relating to borrower performance, property cash flows, valuations and loan-level credit metrics.
  • Analyse key credit measures including LTV, ICR/DSCR, debt yield and covenant compliance, identifying emerging risks and areas requiring further action.
  • Liaise directly with borrowers, sponsors, facility agents and other representatives to ensure timely and accurate reporting and delivery of information.
  • Analyse and make recommendations on waiver, amendment, extension and other material borrower requests, assessing their impact on credit risk, loan structure and underlying collateral before presentation to the client's Credit team.
  • Manage significant and event-driven loan matters, including drawdowns, refinancings, restructurings, business-plan changes and potential exit strategies where applicable.
  • Review draft transfers, waterfalls and associated calculations for accuracy and compliance with the relevant finance documentation.
  • Coordinate with third-party advisors, borrowers, lenders and other transaction parties in relation to drawdowns, funding requests and associated recommendations.
  • Own and deliver internal quarterly and ad-hoc portfolio reporting using client templates and systems.
  • Identify deteriorating performance, covenant issues and other emerging credit risks and ensure these are appropriately analysed, escalated and addressed.
  • Help drive consistent standards across portfolio management, credit analysis, reporting and transaction execution.

The successful candidate will be capable of operating independently and exercising sound commercial judgement within a sophisticated institutional environment. They will be comfortable managing competing priorities and tight deadlines while maintaining exceptional attention to detail.

The role requires someone with the confidence and credibility to engage with senior stakeholders, challenge assumptions where appropriate and see complex matters through to completion.

Skills & Experience

  • A minimum of 5 years' relevant experience within Commercial Real Estate lending, Credit or Loan Asset Management, ideally gained within an investment bank, commercial bank, debt fund, institutional lender or leading third-party asset-management/loan-servicing platform.
  • Previous experience within an investment bank, commercial bank, debt fund or institutional CRE lender would be highly advantageous.
  • Demonstrable experience managing institutional CRE loans through their lifecycle, with a strong understanding of loan documentation, credit analysis and ongoing portfolio management.
  • Strong understanding of CRE finance documentation and the ability to interpret facility agreements and associated transaction documents.
  • Experience analysing property-level and borrower financial information, including cash flows, budgets, business plans and valuations.
  • Experience of managing complex or event-driven CRE loans, including waivers, amendments, extensions, drawdowns and other credit-sensitive events.
  • Good understanding of CRE credit metrics and covenant analysis, including LTV, ICR/DSCR and debt yield.
  • Strong analytical and financial-modelling capability with intermediate to advanced Excel skills.
  • Previous team leadership, mentoring or technical oversight experience, with the ability to review and challenge the work of other asset-management professionals.
  • Strong commercial and credit judgement with the confidence to analyse complex situations and make well-reasoned recommendations.
  • Excellent written and verbal communication skills, with the credibility to operate effectively with senior stakeholders in a highly demanding institutional environment.
  • Highly organised and exceptionally detail-oriented, with the ability to manage multiple workstreams and competing deadlines.
  • A resilient, proactive and resourceful approach, with the drive and determination to see tasks through to completion.
