About The Role
Working Days: Monday to Friday, 09:00–17:30
Key Responsibilities
- Develop and maintain the asset management strategy for service delivery, including asset surveys, verification activities, asset performance management, and change control.
- Analyse contract and service requirements to determine asset information needs and ensure asset data supports the full lifecycle of the contract.
- Manage asset data, reporting, and client communications, including dashboard reporting, asset data outputs, and regular performance updates for clients and stakeholders.
- Lead lifecycle and forward maintenance planning, including Lifecycle and FMR reports, life expectancy forecasting, capital expenditure planning, and alignment with SFG20 maintenance standards.
- Produce and oversee asset condition assessments and reports, providing recommendations for repairs, replacements, improvements, and ongoing asset management.
- Monitor asset performance and infrastructure condition, identifying opportunities to improve reliability, lifespan, statutory compliance, and operational effectiveness.
- Support the development and implementation of long-term asset management strategies to optimise asset performance, lifecycle value, and investment planning.
- Maintain and review asset risk registers and change-management processes, identifying, assessing, and mitigating risks across the asset portfolio.
- Provide technical leadership and assurance across compliance disciplines, maintaining a working knowledge of Legionella control, water hygiene and management, fire safety management, gas safety, F-Gas regulations, LOLER, PUWER, working at height, confined spaces, electrical safety, and other applicable statutory requirements.
- Ensure all asset management, inspection, and maintenance activities comply with health and safety legislation, regulatory requirements, industry standards, and contractual obligations.
- Maintain robust document-control and record-management processes, ensuring all reports and documentation are accurate, legally compliant, securely stored, and retained in accordance with contractual and regulatory requirements.
- Act as the primary technical point of contact for asset management, compliance, and maintenance strategy, providing professional guidance and support to clients, operational teams, and stakeholders.
- Drive continual improvement in planned maintenance programmes through asset intelligence, condition data, SFG20 principles, lifecycle forecasting, and performance analysis.
- Collaborate with FM teams, internal departments, contractors, and stakeholders to coordinate asset-related projects, inspections, compliance activities, maintenance programmes, and repairs.
- Line manage and support the Carriageway and Footpath Coordinators, ensuring inspections and reports are completed accurately and within agreed service levels.
- Review, approve, and assure the quality of Carriageway and Footpath inspection reports, ensuring compliance with legal, regulatory, contractual, and management plan requirements.
- Conduct portfolio-wide analysis of Carriageway and Footpath inspection data, including defect categorisation, reporting, and preparation of information to support costing and maintenance planning.

Essential Hiring Criteria
- Significant previous experience working specifically as an Asset Manager within facilities management, engineering, or a similarly complex estate environment.
- This is not an entry-level Asset Manager opportunity; candidates must have previously held an asset management position.
- Applicants must have the right to work in the UK.
- Strong engineering or technical background.
- Detailed knowledge and practical application of SFG20 planned preventive maintenance standards.
- Strong understanding of asset lifecycle management, condition surveying, risk management, and statutory compliance.
- Experience producing Lifecycle and FMR reports using SPONS or similar resources.
- Experience using CAFM systems such as Concept Evolution.
- Strong reporting and analytical skills.
- Excellent Microsoft Office 365 skills, particularly Excel.
- Highly organised and professional, with the ability to lead from the front and drive change.
- Ability to interpret senior managers’ expectations and translate them into clearly defined actions.
- Strong stakeholder-management and communication skills.
- Full UK driving licence.
- Ability to pass the required DBS checks.

Desirable Qualifications
- P405 – Management of Asbestos in Buildings.
- City & Guilds Level 3 in Confined Space Management.
- Working at Height qualification.
- Hot Works qualification.
- Low Voltage electrical qualification.
- Relevant professional qualification in Asset Management, Building Services, Engineering, Facilities Management, or a related discipline.
