About the Role
Beechcroft Developments has over 40 years of experience creating award-winning luxury homes for people over 55 in desirable villages and market towns across Southern England. The company is known for high-quality retirement communities that offer independent living, friendly neighborhoods, and dedicated estate management support.
We are now actively recruiting for a Technical Coordinator. This is a full-time, on-site role based in Wallingford offering flexible working when needed up to 2 days per week.
Responsibilities and Duties
- Manage coordination of technical information produced by designers, subcontractors, and suppliers to ensure compatibility and compliance with the specifications. Circulate information received from suppliers and subcontractors for checking by consultants, manage and record approvals, comments, etc.
- Review information provided by designers, subcontractors, and suppliers and identify any discrepancies to the Design Manager.
- Procure street naming and numbering from the local authority with naming proposed by Beechcroft. Ensure provision of information to relevant parties.
- Obtain MPAN and MPRN from infrastructure providers under Design Manager guidance.
- Manage minimization of water service costs by recording water-use fittings in existing buildings and identifying same to the water undertaker.
- Prepare markups identifying variances between planning and working drawings to enable a decision to be made on whether there is a need to seek planning consent for any changes.
- Assist the Technical Manager with the preparation of the package of information to clear planning conditions, for issue to Beechcroft Planning Director.
- Ensure that conditional building control approval matters are addressed as required by the relevant consultant or supplier and closed off.
- Check that kitchen, wet room, and wardrobe drawings are coordinated.
- Check that UFH, Ventilation, plumbing, and heating designs are coordinated.
- Check sales plans, development plan, and brochure are correct.
- Check electrical drawings for individual plots, landlord supplies, EVC’s, external lighting.
- Check conveyance plans and ensure overlay on title and site survey is correct.
- Attendance at project meetings as required from slab level, deliver as required by the site team all technical matters.
- Resolution of technical queries from site or other departments.
- Liaise with land, planning, commercial, build, sales, and customer care.
- Manage the technical administrator.

Qualifications and Experience

- HNC in Construction-related subject.
- A detailed eye with a good understanding of timber frame and masonry forms of construction, ideally of a bespoke nature.
- Proficient in the use of AutoCAD, Word, Excel, and Outlook.
- Organized and able to work under pressure with good communication skills both verbal and written.
- Some experience of working on change of use, refurbishment of existing buildings, and working within the constraints of a listed building will be beneficial.
- Full driving license needed.
