Technical Manager
Location: Northolt
Department: Technical
Reports To: Technical Director
Salary: £75,000 - £85,000 + Package
We are seeking an experienced Technical Manager to oversee the technical delivery of two residential developments at varying stages of the construction lifecycle. The successful candidate will be responsible for managing and coordinating all technical aspects of the projects, ensuring designs are fully coordinated, compliant, and delivered in line with programme requirements.
The role requires significant experience in both traditional housing construction and reinforced concrete (RC) frame developments, together with a strong understanding of residential design, planning, building regulations, and construction methodologies.
Key Responsibilities
- Manage the technical delivery of two residential projects from pre-construction through to completion.
- Lead and coordinate external consultants including architects, structural engineers, civil engineers, M&E consultants, and specialist designers.
- Ensure all technical information is produced, reviewed, and issued in accordance with project programmes.
- Oversee the discharge of planning conditions and ensure compliance with planning approvals.
- Manage Building Regulations submissions and approvals, including Building Safety Act requirements where applicable.
- Review and coordinate technical drawings and specifications to ensure accuracy, buildability, and compliance.
- Identify and resolve design clashes and technical issues in a timely manner.
- Support site teams by providing technical guidance throughout the construction phase.
- Attend and chair design team meetings, technical workshops, and consultant coordination meetings.
- Monitor consultant performance, deliverables, and associated budgets.
- Liaise with local authorities, utility providers, warranty providers, and statutory bodies.
- Ensure all technical documentation is maintained and updated throughout the project lifecycle.
- Support procurement activities by providing technical information and resolving design queries.
- Review value engineering opportunities without compromising quality, compliance, or programme.
- Assist with project handover, including production of as-built information and operation and maintenance manuals.

- Proven experience in a Technical Manager or Senior Technical Coordinator role within the residential construction sector.
- Experience managing multiple residential projects simultaneously.
- Strong technical knowledge of:
- Traditional build housing developments.
- RC frame residential developments.
- Building Regulations and planning processes.
- NHBC, Premier Guarantee, LABC Warranty, or equivalent standards.
- Experience coordinating multidisciplinary design teams and external consultants.
- Excellent understanding of construction detailing and residential building standards.
- Ability to identify and mitigate technical risks.
- Strong project management, communication, and organisational skills.
- Commercial awareness and understanding of construction budgets and programmes.
- Proficient in Microsoft Office and common construction management platforms.
Qualifications
- Degree or HNC/HND in Construction, Architecture, Civil Engineering, Building Surveying, or a related discipline.
- Professional membership with CIOB, RICS, ICE, RIBA, or equivalent is desirable.
- Full UK driving licence.
