Technical Manager

We are seeking an experienced and strategic Technical Manager to lead the technical function across a portfolio of residential and mixed-use developments on a 10-year scheme, across multiple phases. This senior leadership role is responsible for driving technical excellence from land acquisition through to project completion, ensuring all developments meet the highest standards of quality, compliance, buildability, and commercial performance.

Working closely with internal departments, consultants, contractors, and external stakeholders, the Technical Manager will oversee the technical delivery of multiple projects while providing leadership, mentoring, and direction to regional technical teams. The successful candidate will play a key role in managing design risk, ensuring regulatory compliance, and supporting the delivery of safe, efficient, and sustainable developments.

Key Responsibilities

  • Lead and manage the technical team, fostering a high-performing and collaborative culture.
  • Oversee the technical delivery of multiple residential and mixed-use developments from pre-construction through to completion.
  • Ensure compliance with all statutory regulations, including the Building Safety Act, Building Regulations, CDM Regulations, and planning requirements.
  • Act as the Principal Designer where appropriate and oversee the discharge of Principal Designer duties.
  • Manage consultant appointments, performance, and coordination throughout the design process.
  • Drive design quality, value engineering, innovation, and buildability across all projects.
  • Work closely with Land, Planning, Commercial, Construction, and Sales teams to support successful project delivery.
  • Monitor technical programmes, budgets, and project risks, ensuring timely reporting and effective mitigation.
  • Promote best practice in BIM, digital construction, and information management.
  • Support business growth by contributing technical expertise during land acquisition and planning stages.
  • Mentor and develop technical staff, supporting succession planning and continuous professional development.

Skills, Experience & Attributes

Essential

  • Relevant qualification (Degree, HNC/HND or NVQ Level 5)
  • Chartered Member of RICS, CIOB, CIAT, or RIBA
  • Extensive experience undertaking CDM / Principal Designer duties
  • Strong track record of leading regional or multi-disciplinary technical teams
  • Excellent understanding of pre-construction processes, planning, design management, and risk
  • Working knowledge of BIM Level 2 and COBie
  • Strong leadership, people management, and mentoring skills
  • Experience managing complex, multi-site residential developments
  • Skilled in consultant management, contract negotiation, and design coordination
  • Excellent programme management, reporting, and project planning skills
  • Knowledge of the Building Safety Regulator (BSR) and experience acting as Building Control Principal Designer (BCPD)
