Principal Technical Services Consultant
Up to £80,000 + benefits | South London
The role
Our client wants a mechanical engineer to give independent building services advice to building managers and asset management companies. This is a consultancy role, not an operational FM or new-build design role.
You will be the client's trusted mechanical expert. You will assess how buildings are maintained, find risks and improvements, and set out clear recommendations. Your written work is the product the client pays for, so reports, specifications and correspondence must be accurate, well structured and professionally presented.
The role suits a hard FM or technical services manager ready to move into consultancy. It also suits a mechanical design engineer who wants to move from new-build design into the operational side of buildings.
Key responsibilities
- Give technical mechanical services advice to building managers, asset owners and property management companies.
- Carry out site surveys and condition assessments of mechanical plant and systems, then report on findings and recommendations.
- Write high-quality technical documents, including summary and detailed reports, specifications, meeting minutes and client correspondence.
- Support clients with maintenance management, including auditing service providers' performance and planned preventative maintenance (PPM) regimes.
- Help procure maintenance contracts by preparing specifications, tender documents and bid evaluations.
- Advise on statutory and legislative compliance for mechanical services.
- Support design, plant replacement and project management work, from early review through to commissioning.
- Attend client and contractor meetings, and record actions and outcomes accurately.
- Build lasting client relationships and act as a trusted point of contact for your portfolio.

Essential Skills And Experience
- A strong, in-depth mechanical building services background, covering HVAC, heating, cooling, ventilation, water services and controls.
- Experience in hard FM, technical services management, mechanical design, or building services consultancy.
- Excellent technical writing, with a track record of producing clear, accurate and professional reports and specifications.
- Advanced Microsoft Word and Excel skills, including well-formatted documents and structured spreadsheets.
- A working knowledge of maintenance standards and compliance, such as SFG20, F-Gas regulations, L8 water hygiene and building regulations.
- Confidence advising senior clients and holding contractors to account.
- Happy to travel to client sites in central London 2–3 days a week.
Desirable
- A degree or HNC/HND in mechanical or building services engineering.
- Membership of CIBSE, IMechE or IWFM, or working towards chartership.
- Experience with high-end residential, commercial office, data centre or secure and government buildings.
- Experience procuring or managing maintenance contracts.
- Familiarity with CAFM systems and life-cycle or asset replacement planning.

About The Company
Our client is an independent maintenance management consultancy for mechanical and electrical building services, established in 2019. It advises building managers, asset owners and property management companies across high-end residential and commercial buildings in London.

The team is small and senior. Two founding directors lead the mechanical and electrical disciplines, supported by an associate director and a principal technical services consultant. Technical support staff help with drawings and specialist surveys such as F-Gas, TM44 and EPC assessments.
