Technical Services Director

A leading Tier 1 main contractor is looking to appoint an experienced Technical Services Director to play a senior role within its growing major projects business.

This is a senior leadership opportunity for an established MEP / Building Services professional to take ownership of the technical services function across a portfolio of major commercial projects. The successful candidate will have significant influence across the full project lifecycle, from work winning and pre-construction through to delivery, commissioning, quality assurance, and handover.

The role will suit a commercially aware and technically strong MEP leader who is comfortable operating at senior management level, while also providing the technical leadership required to support project teams and specialist supply chains.

Key Responsibilities

  • Provide strategic leadership across the MEP / Technical Services function.
  • Lead technical input into work winning, bids, and tenders.
  • Oversee pre-construction activities including design development, value engineering, buildability, and procurement.
  • Work closely with commercial, construction, design, and project leadership teams.
  • Provide technical governance across projects, ensuring compliance with relevant standards and client requirements.
  • Drive quality, commissioning, testing, and handover.
  • Oversee MEP consultants, subcontractors, and specialist suppliers.
  • Develop project-specific MEP strategies, budgets, programmes, and procurement plans.
  • Identify and manage technical risks, opportunities, and interfaces.
  • Provide senior-level input into client and consultant relationships.
  • Build and maintain strong relationships across the MEP supply chain.
  • Support continuous improvement and development of technical processes.
  • Mentor and develop technical and project teams.

Project Profile

The business has a strong pipeline of major commercial projects across London, covering both CAT A and CAT B environments and ranging from complex fit-outs through to large-scale construction schemes.

Projects involve significant MEP installations across high-specification commercial environments, with demanding requirements around coordination, programme, quality, commissioning, and client delivery.

Candidate Profile

The ideal candidate will be an experienced Technical Services Director, MEP Operations Director, Technical Director, Building Services Director, or senior MEP leader with a strong background in major commercial fit-out and/or complex construction.

Candidates are likely to come from either a Tier 1 main contractor or leading MEP contractor and will have:

  • Significant experience leading MEP delivery on major commercial projects.
  • Strong technical knowledge across mechanical, electrical, and associated building services.
  • Experience across pre-construction, design development, and live delivery.
  • A proven track record delivering complex MEP packages on significant-value projects.
  • Strong understanding of commissioning, testing, quality assurance, and handover.
  • Experience managing MEP subcontractors, consultants, and specialist suppliers.
  • Strong commercial awareness around cost, programme, and risk.
  • Credibility with senior clients, consultants, contractors, and supply-chain partners.
  • Strong leadership and stakeholder-management skills.
