The Role: Technical Services Manager

Technical Services Manager - One Millennium Bridge

Replacement & Reporting:
Reports to the Site Senior Building Manager at One Millennium Bridge
Role Summary
This full-time position focuses on One Millennium Bridge in its transition from shell to full occupation (PC to habitation), evolving into a wider portfolio role over time.
Core Responsibilities:
- Manage MEP-focused ESG projects for the London Office Buildings (LOB) team.
- Drive building optimisation—including smart building technologies and Internet-of-Things (IoT) monitoring.
- Support MEES and carbon-to-net-zero initiatives.
- Lead technical coordination for fit-outs, project work, and redevelopment instructions.
- Review and approve technical documentation for MAPP’s managing agents.
- Partner with operational teams to manage MEP/VT/supply partners (consultants included).
- Provide technical direction on MAPP-requested MEP/VT projects, escalating to the Technical Service Director as needed.
- Ensure MEP compliance across the portfolio via audits (aligned with ACOPs, ISO, and British Standards).
- Expand Facilities Management consultancy and sustainability offerings under MAPP V3.
- Offer technical expertise for Skin & Scope, CDEs, and earlier fit-out phases.
Required Skills & Knowledge
Technical Skills
- Expertise in MEP systems (HVAC, plumbing, electrical).
- Strong Health & Safety knowledge:
- COSHH, HTM/L8/L2/VAC/SODR, LOLER, PUWER, IPAF, PASMA, CDM, High Voltage regulations.
- Working at heights, confined spaces, and technical audits.
- Competency in maintaining and troubleshooting MEP equipment.

Computer & Reporting Skills
- Proficient in Microsoft Office and property management systems (e.g., RiskWise).
- Ability to create spreadsheets, presentations, reports with clear insights.
Certifications & Qualifications
- Relevant engineering qualification or relevant experience.
- Preferred: Professional memberships (e.g., RICS, IWFM, NEBOSH, IOSH).

- PPM documentation, contract reviews.
- Assessing Water Systems & HVAC facilities.
- Prioritising internal/external compliance.
- Ongoing H&S compliance reviews.
