The Opportunity

We are currently working with an established and growing property business who are looking to appoint an experienced Tenancy Progressor to join their busy Tenancy Operations team in Reading.

This is a fast-paced and highly important role, sitting at the heart of the lettings process and responsible for ensuring a smooth, compliant and customer-focused journey from the point a holding deposit is agreed through to tenancy commencement and key collection.

You'll work closely with Lettings Consultants, tenants, internal departments and external providers, ensuring every stage of the tenancy progression process is completed accurately, efficiently and within the required timescales.

This would suit someone who thrives in a busy environment, has excellent attention to detail and enjoys being at the centre of the customer journey.

About The Role

As a Tenancy Progressor, you'll take ownership of the key administration and coordination involved in progressing new tenancies.

You'll ensure all compliance requirements are met, tenancy agreements are issued and signed, move-in funds are collected and deposits are correctly managed ahead of the tenancy start date.

The role requires someone who can manage multiple transactions simultaneously, communicate confidently with a range of stakeholders and proactively identify and resolve issues before they impact the customer journey.

Key Responsibilities

Tenancy Progression

  • Manage the tenancy progression process from holding deposit through to key collection.
  • Ensure all required compliance documentation and certificates are obtained, checked and issued to tenants.
  • Prepare and issue tenancy agreements and coordinate the signing process.
  • Coordinate the collection of all move-in monies ahead of the tenancy start date.
  • Work closely with Lettings Consultants to ensure a smooth and efficient tenant journey.
  • Manage deposit collection and registration in line with relevant requirements.
  • Provide tenants with guidance and support throughout the tenancy progression process.
  • Monitor progress against key deadlines and proactively chase outstanding actions.

Customer Service

  • Deliver an exceptional customer experience throughout the tenancy progression process.
  • Ensure tenants receive clear, timely and professional communication.
  • Act as a key point of contact for tenant queries and progression updates.
  • Proactively manage expectations and keep all relevant parties informed.
  • Identify potential issues early and work towards effective resolutions.

Compliance & Risk

  • Maintain a strong working knowledge of UK tenancy legislation and relevant compliance requirements.
  • Ensure tenancy processes are completed in accordance with current legislation and internal procedures.
  • Keep up to date with changes in legislation, including the Renters' Rights Act 2025.
  • Identify potential compliance or operational risks and escalate where appropriate.
  • Ensure all documentation and records are accurate and maintained to a high standard.

Stakeholder Management

  • Act as a key liaison between tenants, Lettings Consultants, internal teams and external providers.
  • Build strong working relationships across the wider business.
  • Work collaboratively with other departments to ensure a seamless operational process.
  • Communicate effectively with stakeholders to ensure transactions progress within agreed timescales.
  • Contribute to a positive and customer-focused team culture.

We're looking for an experienced Tenancy Progressor or property professional who understands the importance of delivering both a compliant and high-quality customer experience.

You'll be comfortable working in a fast-paced lettings environment and able to manage multiple tenancies at different stages of progression.

Ideally, You Will Have

  • Previous experience in tenancy progression, lettings administration or a similar property role.
  • Strong knowledge of UK tenancy legislation and compliance requirements.
  • Excellent customer service and tenant engagement skills.
  • Strong written and verbal communication skills.
  • Excellent attention to detail and organisational abilities.
  • The ability to manage competing priorities and work to deadlines.
  • A proactive approach to problem-solving.
  • Confidence communicating with tenants, colleagues and external stakeholders.
  • The ability to identify potential issues and take ownership of resolving them.
  • A strong understanding of the importance of compliance, accuracy and customer experience.
  • Up-to-date knowledge of the Renters' Rights Act 2025 would be highly advantageous.
