Transaction Manager - EU Real Estate
Amazon is looking to hire an experienced Transaction Manager to join the EU Real Estate team and play a critical role in driving the EU Customer Fulfillment and Global Delivery Services network across UK & IE. This role will identify, undertake due diligence and secure sites for both “First, Middle and Last mile” logistics facilities to provide flexibility and optionality for the current launch plan for both growth for Amazon Operations and future proofing the existing network. The candidate will also be responsible for the renewal of existing leasehold assets, involving strategic foresight on a 3–10-year period, providing real estate strategic advice to internal operational teams.
It will involve partnership with other Amazon teams both within Global Real Estate, and outside, involving a strategic analysis of the existing network to determine the optimum real estate solutions.
The role will report up through the Head of Real Estate UK&IE AMZL (Amazon Logistics) and be based in one of Amazon's London corporate offices. The ability to travel across UK will be required as part of the job role.
In this role, you will ensure the timely completion of new real estate transactions including lease agreements, development and land agreements, renewals, conditional land purchases and investments/existing building acquisitions. This includes working with stakeholders in defining the requirements, commercial and legal negotiations, technical due diligence, in-depth financial analysis of property transactions, underwriting analysis including developer appraisals, exit scenarios, presentation of deals to leadership and project management to completion. You will be expected to navigate through complexity and ambiguous environments to deliver strategic, cost-effective property options for occupation by Amazon operations.
Key Job Responsibilities
- Manage the deal flow of multiple transactions simultaneously
- Use your extensive network and experience to source new opportunities from a range of external brokers, landowners, public bodies and developers.
- Management of negotiations with landlords, agents and lawyers.
- In-depth knowledge of the property development process including site assembly, securing acceptable permitting, financing, cost planning and industry investment profiling.
- Communicate expectations, requirements and status of deals to key business partners – both internal and external.
- Single threaded owner of all commercial aspects to ensure the exchange and completion of property contracts consistently and reliably to meet program expectations.

A Day in the Life
Closely collaborate with multiple teams incl. Amazon Operations, Network planning, Legal, Finance, Public Policy, Pre-construction and Design and Construction (D&C), Asset Management and Lease Administration groups to deliver projects according to business need and priorities.

Basic Qualifications:
- Bachelor's degree or equivalent in business, management, real estate, or another related field
- Experience in commercial real estate or lease administration within an industrial, commercial, and/or data center environment
- Experience prioritizing competing demands, scoping large efforts, and negotiating timelines
- Experience owning end-to-end programs to drive results
- Speak, write, and read fluently in English at C1 level or above
Preferred Qualifications:
- Experience in one or more of the following areas: construction or engineering project management, real estate development, or architecture/design
