Dawson Jones Recruitment is working with a large social housing organisation in the West Midlands to recruit an experienced Voids and Lettings Senior Manager.
This is a key leadership role with responsibility for a large and busy service, ensuring empty homes are returned to use efficiently, properties are successfully let and strong levels of performance and customer service are maintained.
The successful candidate will provide both strategic and operational leadership, working across the organisation to improve performance, develop the service and deliver positive outcomes for residents.
Responsibilities
- Responsibility for the overall performance and delivery of the voids and lettings service
- Supporting and developing managers and operational teams, establishing clear accountability for service performance
- Driving improvements in void turnaround times, letting times and associated rent loss
- Using performance information and KPIs to identify trends, address underperformance and identify opportunities for improvement
- Developing and implementing service improvement plans to deliver measurable and sustainable results
- Working collaboratively with repairs, housing management and other internal teams to deliver an effective end-to-end void and lettings process
- Overseeing budgets and resources to ensure efficient service delivery and value for money
- Building and maintaining effective relationships with senior colleagues, partners and key stakeholders
- Ensuring the service operates in accordance with relevant housing legislation, regulation, policies and procedures
- Leading teams through change and supporting the introduction of improved ways of working across the service

Experience and skills required
- Significant management experience within a social housing environment
- Strong experience and understanding of voids and lettings, ideally gained within a large housing provider or local authority
- Experience of leading large operational teams and managing through other managers
- A strong track record of improving housing service performance and delivering against challenging targets
- Good understanding of void performance, lettings, rent loss and the wider customer journey
- Experience of using data and management information to identify issues and improve service delivery
- Strong budget and resource management experience
- Excellent communication and stakeholder management skills, with the ability to work effectively across different service areas
- Experience of leading change, transformation or significant service improvement
- A good working knowledge of the regulatory and legislative requirements affecting social housing
