Job Title
We are seeking an experienced and highly organised Site Manager to oversee a programme of large-scale, full property refurbishments in Helensburgh on behalf of our client, Amey.
Job Overview

The projects involve the complete refurbishment of MOD residential properties, including internal finishes, kitchens, bathrooms, mechanical and electrical works, joinery, decoration and associated external works.
The successful candidate will take full responsibility for the day-to-day management of the sites, coordinating subcontractors and ensuring all works are delivered safely, efficiently, on programme, within budget and to the required quality standards.
The Site Manager will act as the main point of contact on site and will work closely with the client, contracts management team, subcontractors, suppliers and other project stakeholders.
Key Responsibilities
- Take full responsibility for the daily management and operation of the assigned sites.
- Manage the complete refurbishment of MOD residential properties from initial site setup through to completion and handover.
- Plan, coordinate and supervise subcontractors, trades, labour and suppliers.
- Ensure all works are completed in accordance with drawings, specifications, schedules and client requirements.
- Monitor progress against the agreed construction programme and take action to prevent or minimise delays.
- Ensure labour, materials, plant and equipment are available when required.
- Coordinate material deliveries and maintain safe, organised storage areas.
- Conduct daily site inspections and monitor the quality of workmanship.
- Identify defects or incomplete works and ensure they are rectified promptly.
- Maintain high standards of housekeeping, security and site presentation.
- Ensure all site activities comply with current health and safety legislation.
- Review and enforce risk assessments and method statements.
- Conduct site inductions, toolbox talks, daily briefings and regular safety inspections.
- Ensure appropriate permits to work are completed and maintained where required.
- Report and investigate accidents, incidents, near misses and health and safety concerns.
- Maintain accurate site records, including daily diaries, progress reports, inspection records and photographic evidence.
- Attend and contribute to client, progress and subcontractor meetings.
- Provide regular updates to the Contracts Manager and wider project team.
- Liaise professionally with the client, Amey representatives, residents, subcontractors and other stakeholders.
- Manage snagging, final inspections and handover documentation.
- Ensure all MOD security procedures, access requirements and site-specific rules are followed.
- Identify potential risks, delays and programme issues and escalate them promptly.
- Support the commercial team by recording variations, additional works and changes to the agreed scope.
- Ensure properties are completed to the required standard and ready for client inspection and handover.

Essential Requirements
- Valid SMSTS certificate.
- Valid First Aid at Work certificate.
- Valid Asbestos Awareness certificate.
- Basic DBS check, or the ability to obtain one.
- Full right to work in the UK.
- Full UK driving licence.
- Previous experience working as a Site Manager on large-scale refurbishment projects.
- Experience managing occupied or unoccupied residential property refurbishments.
- Strong knowledge of construction health and safety legislation and site management procedures.
- Ability to read and understand construction drawings, specifications and programmes.
- Experience managing multiple trades, subcontractors and suppliers.
- Strong understanding of quality control, snagging and project handover processes.
- Excellent leadership, communication and organisational skills.
- Ability to work under pressure, manage competing priorities and meet demanding deadlines.
- Confident using email, Microsoft Office and digital site-reporting systems.

Desirable Experience
- Previous experience working on MOD, defence, public-sector or secure-site projects.
- Experience delivering projects on behalf of Amey or a similar facilities management contractor.
- Experience managing programmes involving multiple properties or sites.
- Knowledge of MOD security, access and compliance requirements.
- Temporary Works Coordinator or Temporary Works Supervisor qualification.
- Fire Marshal or Fire Warden training.
- Manual Handling and Working at Height awareness.
- Experience using construction management and digital inspection software.

Security and Compliance
As the works will be completed within an MOD environment, the successful candidate must be able to comply with all relevant security and access requirements. Appointment may be subject to satisfactory background checks, a Basic DBS check and any additional clearance required for the site.
