About The Role
Hyperion Partners are working in partnership with a community-focused housing organisation to recruit a permanent Voids Surveyor to join their Property Services team.
This is a hands-on role with responsibility for managing empty properties from the point they are returned through to being ready for the next resident.
The focus is straightforward: turn properties around efficiently, maintain a high standard of quality and ensure residents are moving into homes that are safe, compliant and ready to live in.
The Role
Working within Property Services, you will take ownership of the technical inspection and delivery of void works across the housing stock.
You Will Be Responsible For
- Carrying out pre-void and void property inspections.
- Producing detailed Schedules of Works and specifications.
- Identifying repairs, compliance issues and required remedial works.
- Managing contractors throughout the void works process.
- Monitoring quality, cost and programme performance.
- Carrying out post-inspections and ensuring properties meet the required lettable standard.
- Challenging contractors where works do not meet the required quality or timescales.
- Identifying variations and controlling additional expenditure.
- Working closely with Housing, Lettings and Property Services colleagues to minimise void periods.
- Ensuring relevant Health & Safety and landlord compliance requirements are met before properties are handed back.
- Maintaining accurate records and providing clear updates on progress.
- Supporting wider surveying and property-related issues where required.

We are looking for someone with a strong technical understanding of residential property and experience delivering repairs or void works within social housing.
