Role Overview

Residential Management Group, known as RMG, is a large, established and market-leading property management company. We are looking for an experienced and approachable Warden to join us at Manor Drive, Manchester (M21), our retirement development for people aged over 55.

As our Warden, you will support the delivery of an excellent property management service for the development, its residents and building owners. You will play an important role in overseeing the safety, security and maintenance of the communal areas, while helping to create a warm, friendly and supportive environment for everyone who lives there.

Working Hours

This is a part-time position working 15 hours per week, currently from 9.00am to 12.00pm, Monday to Friday. We understand the importance of flexibility, so the working pattern can be discussed and may be varied for the right candidate.

Key Responsibilities

  • Creating a warm, friendly and welcoming environment that helps enhance residents' quality of life.
  • Supporting the effective day-to-day management of the development, ensuring residents have a safe, secure and well-maintained place to live.
  • Understanding and monitoring the development's call, door-entry and security systems, with training provided where required.
  • Supporting the effective operation of fire safety measures by completing and recording regular inspections and weekly checks.
  • Helping to maintain compliance with fire safety regulations, including ensuring fire exits are closed and kept clear of obstructions.
  • Overseeing staff and contractors attending the development to complete repairs, escalating any issues to the Property Manager.
  • Ensuring communal areas, including the laundry room, guest suite, gardens, grounds and refuse areas, are kept clean, tidy and well maintained.
  • Completing daily building inspections and undertaking minor maintenance tasks, including changing light bulbs, litter picking, spot cleaning and tidying the bin storage area.
  • Monitoring residents' wellbeing and taking immediate action to summon appropriate assistance in the event of an emergency.

Essential Criteria

  • Previous experience in a similar Warden, caretaker role within a residential setting
  • A friendly, positive and flexible approach to supporting residents and other stakeholders.
  • Excellent customer service skills and a genuine desire to help others.
  • Strong verbal and written communication skills.
  • The ability to resolve problems with diplomacy, empathy and patience.
  • The confidence to undertake minor maintenance tasks within communal areas.
  • The ability to complete basic administrative tasks using relevant IT systems.
  • A dependable and proactive approach, with the ability to work independently and use your own initiative.
