California investors and lenders have made an unmistakable pivot. Capital isn’t pulling back — it’s concentrating. The asset types that are still getting funded: transit-oriented multifamily, entitled suburban land, and specialized industrial. The asset types that aren’t: large standalone office and anything without an experienced, fast-moving sponsor.

Entitled suburban sites have become their own asset class. With multi-year approval timelines now standard across most California jurisdictions, entitlements have real economic value. Investors increasingly pay a premium for the certainty of knowing when they can break ground.

Industrial — specifically data centers, cold storage, e-commerce fulfillment, and clean-tech manufacturing — remains the strongest play. These assets are driven by structural trends, not cyclical ones. They didn’t need to reinvent themselves post-pandemic. They just kept growing.

Office is a different picture. Standalone projects have effectively disappeared from lender conversations. Hybrid work patterns remain unsettled, sublease availability is elevated, and underwriting long-term occupancy is still too speculative for most capital sources.
