Job Description
Role Overview
The Accommodation Manager is responsible for overseeing the successful operational, commercial, and compliance performance of student accommodation sites. Reporting directly to the Area Operations Manager, this role ensures an exceptional resident experience, strong occupancy and commercial outcomes, effective debt management, and full adherence to regulatory and company standards, including the ANUK/Unipol Code.
Key Responsibilities
Operations Management
- Oversee day to day operations across accommodation sites, ensuring consistency, efficiency, and adherence to company standards.
- Lead site teams to deliver a safe, well maintained, and professional environment.
- Ensure maintenance, cleaning, and security standards are consistently met.
- Conduct regular site audits and operational reviews, identifying areas for improvement.
- Ensure all properties comply with statutory and regulatory requirements, including health and safety, fire safety, and environmental standards.
- Maintain accurate operational records and oversee reporting across all sites.
Resident Experience
- Drive a culture where exceptional resident experience is central to all activity.
- Monitor resident feedback and implement improvement plans where required.
- Ensure all teams provide professional, timely, and solution focused customer service.
- Support the effective management of complaints, disputes, and welfare related matters.
- Maintain positive relationships with student bodies, universities, and local partners.

Commercial and Occupancy Performance
- Drive strong occupancy performance through effective marketing, sales, and retention strategies.
- Work closely with the Head of Operations and central teams to implement pricing strategies and monitor market trends.
- Oversee the delivery of site events, viewings, and resident engagement activities that support retention.
- Monitor and report on occupancy, revenue, and cost performance across all sites.
Debt Management and Income Protection
- Lead robust rent collection processes across all sites.
- Ensure adherence to company credit control procedures and the timely escalation of arrears.
- Support the team in managing difficult conversations with professionalism and clarity.
- Provide accurate reporting on debt performance and drive active recovery plans.
Compliance and ANUK/Unipol Code
- Ensure full compliance with all health and safety, fire safety, GDPR, and accommodation related regulations.
- Align daily operations with the ANUK/Unipol Code of Standards.
- Ensure all documentation, processes, and resident communications reflect best practice and company expectations.
- Lead site teams in preparing for audits and inspections.
People Leadership and Development
- Provide strong, positive leadership to on site teams, promoting professionalism and accountability.
- Lead recruitment, onboarding, training, and the continued development of staff.
- Conduct regular one to one meetings, performance reviews, and coaching sessions.
- Promote a culture of learning, collaboration, and continuous improvement.
- Model company values and maintain high standards of behaviour, communication, and conduct across all teams.

Essential Requirements
- Significant experience in accommodation, property, hospitality, or operational management.
- Experience managing large or multiple sites is preferred.
- Strong understanding of compliance requirements and operational best practice.
- Experience in debt management, credit control, and income recovery.
- Excellent leadership, communication, and stakeholder management skills.
- Strong commercial awareness with the ability to drive occupancy and revenue performance.
- Proficiency in Microsoft Office and property management systems.
- Ability to work flexibly and travel between sites.
