Account Director
Account Director – Royal Infirmary Edinburgh (RIE) PFI Contract
Equans is seeking an Account Director to join our team in Edinburgh, working on an 18-month fixed-term contract. This is a full-time role (37.5 hours per week) with a competitive salary, company vehicle or allowance, bonus, and a comprehensive benefits package.
About the Role
The Account Director will oversee the strategic delivery of contracted services, including preparations for Hand-back requirements under the Royal Infirmary Edinburgh (RIE) PFI contract. Responsibilities include:
- Budgetary oversight for a P&L of circa £30m per annum
- Leadership of an operational team of 250 Full-Time Equivalents (FTEs)
- Managing risks associated with core contract delivery and Hand-back activities, collaborating with direct contract resources, stakeholders, and supply partners
- Ensuring operational resilience, compliance, and customer confidence while protecting Equans’ contractual position
This is a senior leadership position in a live, critical healthcare PFI environment.
Key Responsibilities
Commercial, Financial & Operational Delivery
- Hold accountability for the operational & commercial performance of Hard FM & Soft FM services delivered to RIE under the PFI agreement
- Manage a £30m annual P&L, ensuring commercial performance aligns with set budgets
- Proactively manage cash flow, including mechanisms for:
- Aged work in progress (WIP)
- Debt & GRNR (Good Siemens Reporting No / Property Occupation Evaluation Management)
- POEM (Pre-Occupancy Evaluation Management)
- Implement the target operating model, allocating resources and defining:
- Clear objectives & roles
- Contract processes & procedures
Health, Safety & Culture
- Develop and maintain a behavioural health and safety culture across Equans employees and suppliers
- Ensure all technical assurance & health and safety procedures are adhered to in contract delivery
- Lead the team in H&S responsibilities, promoting compliance and audit readiness

Audit & Performance Improvement
- Drive a collaborative, continuous improvement culture on-site, involving operational, technical, and QHSE personnel
- Optimise internal & external audit performance and address any Non-Conformance Reports (NCRs)
- Minimise performance deductions across core services including:
- Catering
- Security
- Mechanical & Electrical (M&E)
- Fabric maintenance
- Compliance
- Minor works
- Sustainability
- Oversight of contractual KPIs to ensure operational delivery aligns with service standards
Compliance & Hand-back Leadership
- Proactively manage statutory compliance consistently across the RIE contract
- Lead Hand-back activities in collaboration with central commercial PFI teams, including lifecycle management and project delivery

Who We’re Looking For
We require a leadership candidate with:

- Proven experience at Account/Director level in Hard & Soft FM
- Professional qualification (desirable)
- Prior experience in PFI & healthcare sector contracts
- Strong commercial awareness, with expertise in performance-related contracts & management systems
- In-depth understanding of health and safety legislation (e.g., SMSTS, IOSH, NEBOSH certification)
- Confident communication skills with excellent customer engagement abilities
- Current valid PVG (Prohibited List Check)
