Accountant – Property Development/ Construction
Key Responsibilities
Project Cost Accounting & Control
- Establish and maintain project cost breakdown structures, with separate tracking for labour, materials, plant hire, subcontractor packages, and professional consultant fees.
- Monitor actual expenditure against budget, prepare cost analysis reports, and flag overspend risks to the Finance Manager and project teams in a timely manner.
- Collaborate with project teams and quantity surveyors to update Cost-to-Complete forecasts and assess the impact of variation orders and claims on project profitability.
- Review and process subcontractor/main contractor payment applications against contract milestones and confirmed site progress.
- Perform three-way matching of material purchase orders with goods received notes and delivery tickets prior to payment approval.
Treasury & Payment Execution
- Update UK bank account balances daily and provide real-time cash positions to Hong Kong head office as required.
- Perform bank reconciliations, ensuring all transactions are accurately recorded and reconciling items are promptly resolved.
- Initiate and follow through OA system payment approval workflows, ensuring all invoices are checked against contract terms and approvals are obtained on time.
- Process weekly/monthly payment runs, confirm amounts are correct, and follow up on payment status until settlement.

Financial Ledger & Reporting
- Perform journal entries in the finance system in line with group policies, ensuring all supporting documents (invoices, contracts, approval records, delivery notes) are properly filed and readily accessible.
- Assist in the preparation of monthly/quarterly management accounts and group reporting packs.
Statutory Compliance & External Filings
- Prepare and file annual statutory financial statements, Confirmation Statement, and other Companies House filings; maintain statutory registers.
- Prepare and file quarterly VAT returns, ensuring accurate calculation of input/output tax and maintaining full audit trails.
- Prepare and file Corporation Tax returns (CT600), and manage PAYE/NI, RTI submissions, and Auto-Enrolment pension compliance for directly employed site staff.
What You'll Bring
Technical & Professional Experience
- Part-qualified or newly qualified accountant (ACA, ACCA, CIMA, or equivalent), or qualified by experience.
- Essential: Proven experience in project cost accounting and control within the real estate development or construction sector.
- Essential: Hands-on experience in payroll processing (PAYE/NI), VAT return preparation, and Corporation Tax compliance.
- Experience in company secretarial matters (Companies House filings, statutory register maintenance) is highly desirable.
- Familiarity with UK construction industry taxes (CIS, SDLT, ATED).
- Proficiency in accounting systems and Excel.

- Ability to research and interpret regulatory requirements independently to ensure in-house compliance work meets professional standards.
- Ability to establish standard operating procedures and maintain a compliance calendar.
Communication & Stakeholder Skills
- Comfortable working remotely with Hong Kong head office finance team, understanding and executing group financial policies and procedures.
- Proactive follow-up mindset to ensure all tasks are completed on time, eliminating compliance risks caused by delays.
- Fluent in English; proficiency in Chinese is an advantage
