Ancillary Business Development Manager

Location: Based at Monument Place with hybrid working

About the Role

Looking to make your next career move? Join GTR as the Ancillary Business Development Manager.

Within this role, you will:

  • Deliver the Ancillary Revenue annual revenue budget and drive revenue growth across the GTR commercial estate
  • Identify, develop, and deliver new ancillary revenue opportunities
  • Focus on increasing station space utilisation, filling gaps in provision, and expanding digital and modular commercial formats
  • Act as the commercial lead for new ancillary development initiatives
  • Collaborate with DfT, other TOCs, Network Rail, and internal stakeholders
  • Maximise commercial returns, unlock value, and optimise underused spaces
  • Deliver innovative commercial solutions that enhance customer experience and generate sustainable income
  • Ensure alignment with customer, stakeholder, regulatory, and operational requirements

Key Responsibilities

  • Prepare robust business cases, financial models, and investment appraisals for:
    • New commercial formats
    • Partnerships
    • Investment proposals
  • Lead initiatives to increase utilisation of:
    • Station spaces (concourses, forecourts, arches)
    • Back-of-house areas
    • Car parks
    • External land
  • Work with suppliers, designers, and contractors to ensure high-quality, scalable solutions
  • Collaborate with DfT, other TOCs, and Network Rail to identify and implement:
    • Joint opportunities
    • Shared initiatives
    • Estate-wide commercial improvements
  • Work with Legal, Finance, and Procurement to ensure:
    • Robust, future-proofed contracts
  • Partner with the Revenue Insights team for monthly performance reporting of initiatives
  • Identify and manage:
    • Risks
    • Dependencies
    • Mitigations for new commercial ventures

Requirements

We are looking for candidates who can demonstrate:

  • Experience in commercial development, business development, asset management, or property-related revenue growth
  • Experience working in:
    • Highly regulated property, transport, infrastructure, or public-facing environments
  • Ability to interpret:
    • Financial data
    • Operational data
    • Customer data To drive strategic decisions
  • Demonstrable experience using:
    • Financial models
    • Sales data
    • Performance data To develop business cases and inform commercial decision-making.
  • Experience in:
    • Market engagement
    • Procurement support
    • Contract mobilisation
  • Proven track record of:
    • Delivering value-for-money outcomes
    • Managing commercial risk -Experience working effectively with:
    • Multiple internal stakeholders
    • External stakeholders
