Area Sales Manager – Vistry Cotswolds (Cheltenham Office)
Role Overview
In a nutshell…
Area Sales Manager (Vistry Cotswolds at our Cheltenham office) – this is your opportunity to lead, motivate, and drive sales across multiple sites. You’ll work closely with sales teams to hit targets, optimise the Customer Journey, and manage performance effectively.

Note: Weekend working may be required.

Essential Requirements
To succeed in this role, you’ll need:
- Experience in sales management within a volume house-building environment
- Team management skills, with a proven ability to:
- Train, motivate, and drive performance
- Meet/exceed sales targets
- Collaborate with multi-disciplinary stakeholders
- Strong experience navigating sales & legal processes
- Proficiency in IT, MS Office
- Attention to detail, with efficiency under pressure
- Ability to work independently or as part of a team
- Confidence in handling challenging customers -Communication skills to connect effectively across all business levels
- A full UK driving licence and willingness to travel to all marketing sites and regional offices
- Commitment to emerging dayocrine routines when required (including weekends)

Desirable (but not always mandatory):
- Level 3/4 in Customer Service or Sales
- 5 GCSES / GCE (including Maths & English, Grade C or above
Core Responsibilities
As the Area Sales Manager, your duties include:
- Training and leading sales teams to achieve KPI targets (sales rates, 5-star customer service)
- Ensuring sales negotiations align with set rates and minimal incentives for maximum revenue
- Supervising and closing active sales/part exchanges
- Maintaining forecasts and legal completions, aligning stakeholders on risks
- Market research to inform sales strategy, unit pricing, and competition awareness
- Overseeing marketing suites—ensuring health & safety, site presentation, and staffing compliance
- Liaising with other departments to plan plot releases and resolve customer/plot issues
- Serving as the bridge between Sales Management & Sales Consultants
- Representing Vistry’s Customer Journey Philosophy to deliver superior service
- Leading externally with any audits or regulatory reviews in line with Vistry’s ICQ (Integrity, Caring, Quality) values
