Area Sales Manager
Area Sales Manager – Vistry Cotswolds (Cheltenham Office)
We’re seeking an experienced Area Sales Manager to join our team in Cheltenham, where you’ll play a key role in driving sales performance across multiple sites while leading and supporting cross-functional teams.
As an Area Sales Manager, you’ll:
- Collaborate closely with sales teams across our properties to meet agreed targets through effective management of resources, activities, and team motivation.
- Align sales strategies with our Customer Journey to ensure seamless, high-performance execution.
- Work in a team-focused culture, though flexibility will be accommodated where possible—let us know your working style during the interview.

What We’re Looking For
Essential:
- Strong House Building & Sales background, ideally in volume house building management or contractor sales.
- Proven sales management experience, with a track record of exceeding targets.
- Experience leading a team in a fast-paced environment.
- Multi-stakeholder relationship management—including legal, commercial, and operational teams.
- Deep MS Office proficiency and strong IT skills.
- Intimate knowledge of sales and legal processes, including contract negotiation, risk management, and plot management.
- High attention to detail and ability to close complex deals.
- Commercial acumen with a business-driving mindset.
- Legal and licence expertise—full UK driving licence required for site & regional travel.
- Customer management skills: adept at handling challenging conversations while maintaining service quality.
- Independent & collaborative in leadership—able to manage up to Sales Consultants and maintain operational efficiency.
- Flexibility to work weekends as needed.

Desirable:
- Level 3/4 Sales, Sales Management, or Customer Service qualification.
- 5 GCSEs (or equivalent) including English and Maths at Grade C or above.
Key Responsibilities
- Lead sales performance: Train, motivate, and drive teams to meet KPIs on direct and part-exchange sales.
- Pricing & revenue optimisation: Ensure target prices and revenue zones are achieved with minimal incentives.
- Market intelligence: Recommend improvements to marketing activity and selective pricing based on local trends.
- Risk-management: Monitor progress towards exchange and completion deadlines, escalating risks to stakeholders.
- Marketing suite operations: Oversee H&S compliance, presentation and staffing at all suites.
- Plot & customer strategy: Advise on price-setting, promotions, and unit availability to meet business objectives.
- Stakeholder liaison: Work with finance, legal, and engineering teams to resolve customer/plot queries efficiently.
- Quality & compliance: Align team behaviours with Vistry’s Core Values (ICQ)—Integrity, Caring, Quality.
- Customer journey advocacy: Exceed expectations by embedding ethics, training and internal service standards.
