Full Time

Purpose of the Job

As the senior client lead for Asset Management, you make sure investment priorities and budgets are turned into clear, deliverable programmes. Your work supports the Asset Strategy, the Active Asset Management approach and the 2026 Asset Plan, helping Curo provide Quality Homes for customers.

Working with the Property Operations Department (POD) as the contract management service, you agree requirements and performance measures, monitor delivery and provide assurance that progress, cost, quality and customer outcomes are well managed.

What will I do?

Investment Delivery and Programme Performance

  • Act as the Asset Management client lead for planned investment, retrofit, specialist works and capital programmes, making sure requirements, outcomes and assurance measures are clearly defined.
  • Complete and review pre-delivery validation surveys, specifications and scopes so the right investment decisions are made and value for money is secured.
  • Turn the Asset Strategy, Active Asset Management approach and 2026 Asset Plan into clear delivery programmes, with milestones, resources and performance measures.
  • Set and monitor measures for time, cost, quality, customer experience, compliance, safety and value for money, and act quickly where performance slips.
  • Oversee programme planning, mobilisation, delivery assurance, handover and close-down, with clear reports showing performance, risk, opportunity and decisions needed.

Contract Management and Commercial Control

  • Work with POD to make sure contract management arrangements support investment delivery, and that contractors, consultants and suppliers are managed well and held to account.
  • Act as the Asset lead with Procurement, POD and Strategic Asset Management to define works requirements, procurement scope, specifications, standards, performance measures and mobilisation plans.
  • Manage investment budget oversight, forecasts, cashflow, variations, cost predictability and tender-to-final-account risks, working with POD and Finance and escalating risks early.
  • Build productive contractor and supplier relationships that support delivery, improvement, innovation and value for money.

Quality, Compliance And Customer Experience

  • Make sure investment works meet technical, legislative, regulatory, health and safety, CDM, Party Wall, building safety and internal governance requirements.
  • Embed technical quality assurance across the delivery lifecycle, from project set-up, surveys, specifications and order creation through to inspection, completion, handover and defects management.
  • Review and challenge surveys, specifications, defect diagnosis, contractor proposals, cost assumptions and technical solutions so they are appropriate, deliverable and good value.
  • Make sure completed works are validated, customer satisfaction is captured, warranties and evidence are stored, and asset systems are updated.
  • Manage the customer journey throughout the investment lifecycle, from early communication, access and works planning through to completion, feedback, defect resolution and lessons learnt.

Partnership Working and Continuous Improvement

  • Work across Asset, Housing, POD, Finance, Procurement, Sustainability, Compliance and other teams to deliver joined-up solutions and reduce disruption for customers.
  • Work with the Head of Strategic Asset Management so delivery outputs improve stock condition, component, EPC and investment data for future planning.
  • Identify, manage and escalate delivery risks, including contractor capacity, quality, compliance, cost, programme and customer impact.
  • Lead change and continuous improvement, building a professional, commercially aware and outcome-focused investment delivery service.

People Leadership and Culture

  • Lead, develop and support the Asset Investment and Delivery team, creating a culture of accountability, pride, collaboration and continuous improvement.
  • Motivate colleagues to deliver strong results, with clear expectations, regular feedback and meaningful development.
  • Build capability in programme management, contract management, commercial control, customer delivery, quality assurance and risk management.
  • Review Pulse and Best Companies survey results with the team and agree improvements together, acting on what colleagues tell us.

What do I need to be successful?

Experience And Qualifications

  • A track record of leading investment delivery, planned works, capital programmes, property, construction, retrofit or similar service delivery at senior or middle management level.
  • Relevant technical qualification, or equivalent practical experience, in building surveying, construction, property maintenance, project management or a related field.
  • Experience of delivering complex, multi-year programmes through internal teams, contractors, consultants and supply chain partners.
  • Experience of preparing, reviewing or challenging technical specifications, surveys, defect reports, contractor proposals and project scopes.
  • Experience of procurement mobilisation, contract oversight and contractor performance management, delivering programmes to time, cost, quality and customer outcomes.
  • Experience of managing significant budgets, forecasts, commercial risk, change control, cost predictability and value for money in a property or construction environment.
  • Experience of technical quality assurance, handover, completion validation, defects management and keeping asset data updated following completed works.
  • A good understanding of landlord compliance, building safety, CDM, Party Wall matters, Decent Homes, HHSRS, retrofit, EPC improvement and emerging regulatory expectations.
  • A strong understanding of the customer journey during planned works, including communication, access, disruption, complaints, satisfaction and feedback.
