Asset Manager
Asset Strategy & Reporting Manager
Working Days: Monday to Friday, 09:00 – 17:30
Key Responsibilities
- Maintain a strategic plan for asset service delivery, including asset surveys, verification, project estimation, and contract mobilisation. Reports directly to the Technical Compliance Manager.
- Produce updates for clients as required and maintain data for dashboard reporting.
- Generate detailed asset data outputs, including asset condition reports and contract-specific reporting.
- Lead implementation of Lifecycle/FMR reports for capital expenditure budgets.
- Oversee financial performance of asset survey projects, ensuring financial reporting is accurately reflected in the CAFM system.
- Examine service output specifications to shape and align asset information requirements over the contract lifespan.
- Drive improvements in the planned services team through accurate asset data and reporting.
- Serve as the central point of contact for asset strategy, performance, and change control.
- Conduct regular reviews of the client asset change risk register, identifying and mitigating potential risks.
- Provide detailed condition reports for all assets and related infrastructure.
- Offer recommendations for repairs, replacements, or improvements based on asset condition and expected life expectancy.
- Provide accurate life expectancy forecasts for all assets, supporting long-term asset management planning.
- Ensure compliance with health and safety regulations and legal standards for all asset management and inspection work.
- Maintain high accuracy and clarity in all reports, ensuring 21-year retention for liability purposes.
- Ensure all documentation is legally compliant, precisely worded, and stored in accordance with regulatory requirements.
- Prepare and submit detailed asset condition reports to the Technical Compliance Manager, including actionable recommendations.
- Organise and securely store reports for easy retrieval and compliance with long-term retention policies.

Collaborative & Leadership Duties:
- Provide guidance on asset lifecycle management, including monitoring performance of key infrastructure assets.
- Assist in developing long-term asset management strategies to optimise lifespan and performance of park infrastructure.
- Track asset performance and recommend improvement actions to enhance lifespan and reliability.
- Collaborate with FM teams, internal teams, contractors, and stakeholders to coordinate asset-related projects and repairs.
- Oversee two Carriageway and Footpath Coordinators, ensuring SLA compliance and accuracy in reports.
- Review and approve Carriageway and Footpath inspection reports, confirming compliance with legal and regulatory standards.
- Conduct monthly reviews of portfolio-wide inspection reports, categorising defects for costing into a single report.
Essential Hiring Criteria
- Must have the right to work in the UK.
- Strong Engineering background.
- Proficiency in MS Office 365, particularly Excel.
- Experience in reporting and analysis.
- Familiarity with FMR/Lifecycle reporting (e.g., using SPONS or similar tools).
- Knowledge of CAFM systems (e.g., Concept Evolution).
- Highly organised, professional, and autonomous in driving strategic change.
- Ability to interpret senior managerial expectations into clear actionable plans.
- Understanding of and experience in facilities management or engineering environments.
- Full UK driving licence.
- Capable of passing a DBS check.
