Asset Manager – Business Space

Level of experience: 5 years PQE+
Location: London on-site with the option for 1 day WFH after probation (travel across the UK)

Purpose:

This is a high-impact role within an industry-leading, privately owned commercial real estate business, offering genuine ownership and the opportunity to directly influence asset performance and value creation.

You will play a key role in the next phase of growth for this part of the business. While the exact asset allocation will evolve, this reflects a strong and active pipeline, creating a dynamic and exciting opportunity.

Within an established Asset Management function, this role will take leadership responsibility for multiple privately-owned Business Space assets. You will identify and provide insightful expertise on opportunities to enhance cash flow and asset value, successfully lead on and deliver initiatives to increase value and own the full operational process with your own in-house Property and Facilities Management resource.

You’ll be expected to produce clear, insightful reporting, present confidently to stakeholders, and provide high-quality asset management advice that drives revenue growth and unlocks value.

Responsibilities:

  • Identification and delivery of cost-effective asset enhancement initiatives. Primarily responsible for improving NOI across your portfolio through letting, lease management and rent reviews, as well as additional revenue streams such as car parking, meeting spaces etc.
  • Proactively mitigate void costs and shortfalls throughout your portfolio
  • Responsible for the refurbishment and re-configuration of business space assets to meet modern tenant demand, working alongside the Building Consultancy function to set budgets and monitor works, ensuring effective delivery within budget
  • Marketing vacant space and delivery of new lettings, including appointing, managing and motivating letting agents. Actively entering into direct negotiations with tenants, you will achieve successful renewal/re-gear terms to maximise business potential and income
  • Reporting progress of the business plan against agreed targets and highlighting blockers, or recommending alternative strategies
  • Oversight of Property and Facilities Management functions to ensure assets are managed and maintained to target standards.
  • Responsible for the accurately updating internal software Management platforms in a timely manner
  • Approving Service Charge budgets, monitoring expenditure and supporting reconciliations
  • Assisting the Investment Management team in reviewing and appraising potential new purchases, as requested, including any required due diligence
  • Promoting company wide and asset specific sustainability initiatives
  • Identifying alternative income generating initiatives at the asset level to enhance value.

Required:

  • Minimum of five years PQE of proven Asset Management experience at a Senior capacity, within the office sector
  • Demonstrable experience of leading operational real estate professionals
  • Expert report-writing and presentation skills
  • Competent with MS Office packages
  • Ability to combine property knowledge with professional presentation and report writing skills
  • Commercial awareness, industry knowledge and competitor analysis
