About the Role
We are seeking an experienced and commercially driven Multi-Let Industrial Asset Manager to join a leading real estate investment management business based in London. The successful candidate will take responsibility for the strategic asset management of a diverse portfolio of multi-let industrial (MLI) assets across the UK, with a focus on driving income growth, enhancing asset value, and delivering superior returns for institutional investors.
Working closely with Transactions, Development, ESG, Capital Markets, and external property managers, you will develop and execute business plans for individual assets while maintaining strong occupier relationships and identifying opportunities for value creation.
Key Responsibilities
Asset Strategy & Performance
- Develop and implement detailed asset business plans aligned with fund objectives.
- Drive Net Operating Income (NOI) growth through proactive leasing, rent reviews, lease renewals, and asset repositioning initiatives.
- Identify and execute value-enhancing asset management opportunities including refurbishments, ESG improvements, redevelopment, and intensification.
- Monitor financial performance against budgets and business plans, recommending corrective actions where appropriate.
Leasing & Occupier Management
- Lead leasing strategy across a portfolio of multi-let industrial estates.
- Negotiate new lettings, lease renewals, regears, and rent reviews alongside external leasing agents.
- Build strong relationships with occupiers to improve retention and identify expansion opportunities.
- Monitor lease events and vacancy risk, ensuring proactive management of upcoming expiries.
- Analyse local occupational markets to inform pricing and leasing strategy.

Capital Projects & ESG
- Oversee refurbishment and asset enhancement projects from inception through completion.
- Work alongside project managers and consultants to deliver schemes on time and within budget.
- Integrate sustainability initiatives into asset plans, improving EPC ratings, reducing operational carbon, and supporting broader ESG objectives.
- Ensure assets comply with evolving regulatory requirements, including Minimum Energy Efficiency Standards (MEES) and health & safety legislation.
Financial Management
- Prepare annual operating budgets, capital expenditure forecasts, and cash flow projections.
- Review service charge budgets and monitor operating expenditure.
- Challenge external managing agents to ensure efficient operational performance.
- Analyse asset-level financial performance and prepare recommendations to improve returns.
Stakeholder Management
- Manage external property managers, leasing agents, surveyors, solicitors, and consultants.
- Collaborate closely with acquisition and disposition teams during transactions.
- Present asset recommendations to internal investment committees and senior leadership.
- Build trusted relationships with institutional investors where appropriate.
Candidate Profile
Experience
- 3+ years' experience in commercial real estate asset management, investment, or agency.
- Strong experience managing multi-let industrial assets is essential.
- Experience working within an institutional investment manager, property company, REIT, or private equity real estate platform.
- Proven track record of delivering asset management initiatives that enhance income and capital value.
- Experience managing external consultants and service providers.

Qualifications
- Degree in Real Estate, Property, Finance, or related discipline.
- MRICS qualified (or equivalent) preferred.
- Strong understanding of UK landlord and tenant legislation.
Skills & Competencies
- Strong commercial and financial acumen.
- Excellent financial modelling and cash flow analysis skills.
- Confident negotiating leases and managing complex landlord and tenant matters.
- Strong presentation and communication skills.
- Highly analytical with excellent attention to detail.
- Ability to manage multiple assets and competing priorities.
- Collaborative team player with strong stakeholder management capabilities.
- Entrepreneurial mindset with a proactive approach to identifying value creation opportunities.
Technical Knowledge
- Deep understanding of:
- UK industrial and logistics markets.
- Leasing strategy and occupier dynamics.
- Rent reviews, lease renewals, and lease restructuring.
- Development and refurbishment processes.
- Asset valuation principles.
- ESG, decarbonisation, and regulatory requirements.
- Proficiency in Excel and financial modelling.
