As an Asset Manager

You will work across two complementary disciplines:

Asset Management

Acting as the strategic interface between the Investor and the Operator, maximising the performance and value of operational residential assets through financial analysis, operational oversight, performance monitoring, and long-term business planning.

Consultancy

Advising investors, developers, and operators through financial modelling, market research, operational strategy, and commercial advisory.

You'll work closely with senior members of the team while taking ownership of projects and building trusted relationships with clients.

Key Responsibilities

Asset Management

  • Develop and implement asset-level business plans to maximise financial performance and long-term value.
  • Monitor portfolio performance against financial and operational KPIs including occupancy, rent collection, leasing performance, resident satisfaction, and NOI.
  • Work closely with appointed operators and managing agents to optimise operational performance and resident experience.
  • Identify value creation opportunities including revenue optimisation, cost efficiencies, and operational improvements.
  • Review annual budgets, service charge budgets, and long-term capital expenditure plans.
  • Support lease-up strategies for new developments and oversee mobilisation from practical completion into operation.
  • Analyse asset performance and prepare recommendations for investors and clients.
  • Produce regular asset management reports and presentations for clients and stakeholders.
  • Support ESG initiatives, sustainability targets, and resident engagement strategies across managed assets.
  • Assist with acquisitions, due diligence, and portfolio reviews where required.

Consultancy

  • Build and maintain complex operational and financial models for Build to Rent and rental living assets.
  • Prepare client business plans and investment appraisals.
  • Develop service charge models and operational financial forecasts.
  • Undertake market research using industry data sources including Dataloft and other market intelligence providers.
  • Analyse rental, sales, and demographic data to produce market reports and recommendations.
  • Produce research papers, thought leadership, and sector insight reports.
  • Develop standardised modelling assumptions and internal data management tools.
  • Review financial accounts and undertake commercial analysis to support client decision making.
  • Develop project management tools and reporting dashboards.
  • Present findings and recommendations confidently to clients and stakeholders.
  • Support wider consultancy projects across the rental living sector.

About You

You will ideally have:

  • 3 years' experience within Build to Rent, residential investment, asset management, real estate consultancy, or investment analysis.
  • Strong financial modelling and advanced Excel skills.
  • Experience analysing operational real estate performance.
  • Excellent commercial awareness and financial acumen.
  • Strong analytical and problem-solving abilities.
  • Excellent written report writing and presentation skills.
  • Experience producing client-facing reports and recommendations.
  • Confidence working directly with investors, developers, and operators.
  • Strong organisational and project management skills.
  • Ability to manage multiple projects simultaneously.
  • A collaborative approach and willingness to work within a growing entrepreneurial business.
  • A genuine passion for Build to Rent and the wider rental living sector.

Desirable Experience

  • Experience in residential asset management.
  • Build to Rent or Purpose-Built Student Accommodation (PBSA) experience.
  • Experience working with institutional investors or developers.
  • Knowledge of operational KPIs including occupancy, NOI, resident satisfaction, and leasing performance.
  • Experience using Dataloft, Power BI, or other data visualisation tools.
  • Knowledge of service charge budgeting and operational forecasting.
  • Understanding of ESG and sustainability within residential real estate.
