THE ROLE

As an Assistant Design Manager, you will support the Design Management team in the planning, coordination, and delivery of design activities throughout the pre-construction and construction phases of assigned projects.

You will assist in ensuring the timely delivery of coordinated design information, supporting compliance with project requirements, programme objectives, quality standards, contractual obligations, and statutory regulations. Working closely with clients, consultants, subcontractors, suppliers, and internal teams, you will help manage design deliverables, maintain project documentation and trackers, and contribute to the resolution of technical and design-related issues.

This role requires strong organisational skills, attention to detail, effective communication, and a proactive approach to problem-solving. It offers an excellent opportunity to develop technical, commercial, and project management expertise within a dynamic and fast-paced environment, with a clear pathway towards progression to Design Manager.

SKILLS & EXPERIENCE REQUIRED

Key Competencies

  • Strong communication and interpersonal skills
  • Keen attention to detail and ability to review technical information accurately
  • Ability to multitask and manage time effectively
  • Proactive problem-solving approach
  • Interest in architecture, interior design and construction processes
  • Competent in Microsoft Office, AutoCAD and design coordination tools such as BIM 360 or similar platforms
  • Commercial awareness and an understanding of programme and procurement requirements.

Design Management & Coordination

  • Assist in managing the design process during pre-construction and construction phases, ensuring the timely delivery of design information.
  • Coordinate with clients, consultants, suppliers, subcontractors, and internal teams to manage design deliverables and resolve design-related issues.
  • Assist with design coordination across disciplines and specialist trades.
  • Support the resolution of technical detailing, finishes, and construction-related design queries.
  • Ensure design solutions are buildable, cost-effective, and aligned with project quality standards.

Technical Review & Compliance

  • Support the review of drawings, specifications, schedules, and technical submissions to ensure compliance with contract requirements and design intent.
  • Contribute to compliance with planning conditions, Building Regulations, fire safety requirements, and other statutory approvals.
  • Assist in identifying, monitoring, and managing design risks and opportunities.

Documentation & Information Management

  • Maintain and organise design documentation, including drawings, reports, models, specifications, and technical submissions.
  • Update and maintain trackers and registers for RFIs, Information Release Schedules (IRS), samples, design actions, and other project documentation.
  • Manage sample submissions, approval processes, and associated records.
  • Prepare and issue contractor design proposals in accordance with project requirements.

Meetings & Communication

  • Attend design and coordination meetings, preparing and distributing minutes and monitoring follow-up actions.
  • Support effective communication and collaboration across project teams and external stakeholders.

Programme, Commercial & Change Management

  • Assist in preparing and maintaining design programmes, trackers, and risk registers.
  • Support value engineering initiatives and design development reviews.
  • Assist in managing design changes and associated change control processes.
  • Work collaboratively with the commercial team to identify opportunities arising from design development and communicate changes that may impact cost, procurement, or programme.
  • Support compliance with project programmes and procurement schedules.

Continuous Improvement & Innovation

  • Maintain a good working knowledge of AI-supported tools and emerging technologies relevant to design management.
  • Assist in developing and implementing AI-enabled processes and efficiencies within the design function.
  • Promote best practice, continuous improvement, and collaborative working across the design team.

QUALIFICATIONS & EXPERIENCE

Essential

  • Previous experience as an Assistant Design Manager, Design Coordinator, Technical Coordinator, or similar role within a main contractor or specialist contractor environment.
  • Degree in Architecture, Construction Management, Interior Architecture, Engineering, or a related discipline.
  • Understanding of UK Building Regulations, planning processes, and construction methodologies.
  • Strong organisational, administrative, and document control skills.
  • Excellent attention to detail and ability to review technical information accurately.
  • Confident communicator with the ability to liaise effectively with multiple stakeholders.
  • Proficient in managing project trackers, registers, and documentation systems.
  • Competent in Microsoft Office, AutoCAD, BIM 360, and similar design coordination platforms.

Desirable

  • Experience working on high-end fit-out, luxury residential, hospitality, or design-led construction projects.
  • Experience supporting commercial and change management processes.
  • Working knowledge of BIM processes and common design management platforms.
  • Working towards, or interested in achieving, MCIOB or a similar professional qualification.
  • Knowledge and practical application of AI-supported technologies within a design or construction environment.
  • Passion for design quality, technical excellence, and continuous improvement.
