Job Description – Assistant Property Acquisitions Manager

Location – London

Salary – Base salary: £36,000 to c.£42,350 per annum depending on skills and experience. Additional flexible benefits fund (15% of base salary) is paid on top and is fully pensionable, along with competitive range of benefits.


About the Role

As an Assistant Property Acquisitions Manager at HS2 Ltd, you will:

  • Lead delegated acquisitions to ensure timely availability of required land for the HS2 project.
  • Assist in negotiating compensation claims, including market value, disturbance payments, lost earnings, and professional fees.
  • Participate in consultation events, explaining compensation schemes to the public, stakeholders, or interested groups.
  • Provide support to senior team members on complex acquisitions beyond statutory and discretionary frameworks.
  • Collaborate with the in-house Property Management team and Department for Transport to ensure timely delivery of acquisitions.
  • Take ownership of all property-related information, ensuring accurate and complete data recording in Land and Property systems.
  • Prepare responses to queries from claimants, stakeholders, and MPs while maintaining exemplary communication standards.
  • Research and compile information from multiple sources to support compensation claims and respond to petitions.
  • Draft approval papers for governance and review by approval panels.

Key Skills & Knowledge

Required Skills

  • Ability to manage tactful negotiations and communications with stakeholders.
  • Strong stakeholder management and effective communication skills.
  • Project management experience.
  • Proficiency in report writing, data analysis, and compilation.
  • IT skills (Microsoft Word, Excel, PowerPoint or equivalent).
  • Ability to access, analyse, and maintain data across multiple IT systems and databases.

Relevant Knowledge

  • Understanding of compulsory purchase processes or government compensation schemes (training provided if needed).

Experience

  • Project management experience.
  • Experience working with suppliers to build strong relationships and manage performance in supply chains.
