ASSISTANT PROPERTY MANAGER

Role Overview
You will play a pivotal supporting role to a Senior Property Manager, helping to deliver first-class management across four London residential developments. You will be a trusted point of contact for residents, contractors and stakeholders, coordinating smooth day-to-day operations, maintaining compliance, and ensuring actions are followed through.
Your hybrid pattern will include being based at Dagenham Green once every two weeks, joining the wider team at our Woolwich Office once a month, and carrying out monthly site inspections across the four developments, shared with the Senior Property Manager. You’ll balance time on site with focused home and office-based work to keep your portfolio well-organised, safe and running efficiently.
ROLE EXPECTATIONS
Most days you will:
- Manage inboxes and resident requests
- Progress maintenance actions with contractors
- Keep compliance, H&S and finance-related records up to date
- Prepare reports, minutes and communications
- Support the planning and follow-up of site inspections, meetings and remedial works
- Work closely with your Senior Property Manager to prioritise tasks, spot risks early and keep stakeholders informed
What Success Looks Like
- Residents receive timely, clear and courteous responses, with issues resolved or progressed swiftly.
- Compliance, H&S and statutory obligations are meticulously tracked, documented and up to date.
- Contractor works are well-scoped, competitively procured, delivered on time and to standard.
- Service charge administration is accurate, with strong cost control and proactive variance spotting.
- Site inspections translate into clear action lists with visible progress and tidy close-out.
- Your Senior Property Manager and team are supported with organised files, reports and on-time deliverables.

How You'll Spend Most Of Your Time
- Managing resident queries, logging cases and updating stakeholders until resolution.
- Scheduling, briefing and coordinating contractors; raising POs and tracking jobs to completion.
- Supporting monthly site inspections and producing follow-up actions and communications.
- Maintaining H&S and compliance records, certificates and risk assessment actions.
- Assisting with service charge administration, budgeting inputs and invoice approvals.
- Preparing meeting packs, agendas, minutes and concise portfolio reports.

- You enjoy being on-site as well as behind the scenes, turning plans into practical outcomes.
- You take ownership, follow through on actions and proactively suggest improvements.
Experience That Helps
- Excellent customer service skills and a proactive, problem-solving attitude.
- Experience in residential block or property management support, facilities or estate operations.
- Familiarity with leasehold principles, service charges and contractor coordination.
- Confidence using property management systems, Microsoft 365 and creating clear reports/minutes.
- Exposure to H&S/compliance processes and translating risk assessments into actions.
- Organising site visits and meetings across multiple locations in London.
