Assistant Commercial Property Manager

SpenceLooker Recruitment is delighted to be working with one of the UK's leading privately owned commercial property investment companies to recruit an Assistant Commercial Property Manager for its expanding Scottish team.
This is an outstanding opportunity for an ambitious graduate or assistant surveyor looking to build a long-term career in commercial property management. Working alongside an experienced team, you will gain exposure to every aspect of commercial property management while receiving full support towards your APC qualification if required.
Based from the company's office near Edinburgh, you will assist in managing a diverse Scottish portfolio comprising 14 commercial assets, extending to over 560,000 sq ft across approximately 150 industrial units and office suites.
The portfolio spans Dumfries, Hamilton, Wishaw, Cumbernauld, Perth, Grangemouth, Livingston, and the west of Edinburgh, providing excellent exposure to a varied range of commercial property assets.

The Role
You will work closely with a Regional Property Manager assisting with the day-to-day management of the portfolio while developing your technical knowledge across commercial property management, leasing, and landlord & tenant matters.
Key responsibilities will include:
- Assisting with the day-to-day management of a commercial property portfolio.
- Carrying out regular property inspections and preparing reports.
- Liaising with occupiers, landlords, contractors, and professional advisers.
- Assisting with new lettings, lease renewals, rent reviews, and lease renewals.
- Preparing Heads of Terms and progressing transactions through to completion.
- Supporting landlord and tenant negotiations including assignments, underlettings, and licenses.
- Assisting with service charge budgets, expenditure monitoring, and reconciliations.
- Monitoring lease events and ensuring statutory and contractual compliance.

Applicants should possess:
- A degree in Real Estate or a related property discipline.
- Ideally, a minimum of 6 months' commercial property experience, gained within property management, agency, asset management, or a similar environment.
- A proactive attitude with a genuine desire to develop a career in commercial property.
- Full UK driving license.
- Ambition to work towards MRICS qualification (desirable but not essential).
