We are recruiting for an Associate Director, Real Estate Debt to join our private markets team.
This is a great opportunity for someone who enjoys building relationships, structuring real estate debt solutions, and leading underwriting on transactions. You'll work collaboratively across the Real Estate Debt team to support business growth, deliver positive client outcomes, and help achieve Aviva Investors' strategic objectives.

A bit about the role:
This role is responsible for supporting the origination, underwriting, structuring and execution of lending transactions, helping to deliver attractive risk-adjusted returns for clients while contributing to the growth of Aviva Investors’ private credit platform. Working closely with internal stakeholders and external counterparties, you will model, analyse and assess investment opportunities, lead due diligence activities, prepare investment committee papers and support client reporting and business development initiatives. You will work closely with other members of the team and help to provide guidance to more junior team members. Success in the role requires strong analytical skills, commercial judgement and a commitment to delivering excellent client outcomes and stakeholder service.
Skills and experience we’re looking for:
- Experience in a financial, credit or investment environment, ideally with real estate lending or investing expertise.
- Strong analytical, financial modelling and risk assessment skills, with the ability to evaluate transaction returns and key IRR drivers.
- Good knowledge of property investment markets, commercial trends and European lending (additional language skills are advantageous).
- Advanced Excel and Microsoft Office skills, with a proactive approach to using AI and technology to improve efficiency.
- A continuous improvement mindset, with a track record of enhancing processes, controls and ways of working while influencing others positively.
