Team Description
We are expanding our Engineering Consultancy team and are seeking an experienced Mechanical Engineer to join our technical asset management team on a full-time permanent basis. This role focuses on commercial buildings, with tasks including:
- Technical Due Diligence
- Dilapidations
- M&E Audits
- Technical/Condition Surveys
- Planned Preventative Maintenance (PPM) / Life Cycle Costing
An ideally client-facing candidate with strong technical asset management skills, excellent communicative and organisational capabilities, and the ability to work under pressure is required. Reliability, flexibility, and initiative are key.
Role Summary
This is a Associate/Senior Engineer position within a team of 15 professionals in London’s West End, supporting a broader building consultancy department.
Key Responsibilities Include:
- Working with internal and external clients (investors, occupiers, international funds, corporates).
- Conducting defect diagnosis, technical surveys, PPM schedules, and maintenance audits across various commercial property types.
- Collaborating with CBRE and Turner & Townsend teams to develop and maintain client relationships.
- Business targets include:
- Technical Due Diligence (for investment/occupier purposes).
- Dilapidations (landlord/tenant negotiations).
- Contract administration & refurbishment support.
- Sustainability/Net Zero planning and life cycle assessments.

Core Delivery Areas:
- Driving professional building services engineering projects from inception to completion.
- Managing client and project teams for timelely, high-quality delivery.
- Assisting in commercial cost calculations and business development.
Responsibilities
The Mechanical Engineer will ensure the successful implementation of building services engineering projects, including:
- Conducting technical due diligence reviews (individual/portfolio assessments) for investors.
- Preparing PPM inspections, dilapidations reports, and asset improvement plans.
- Co-ordinating specialist consultancy reviews.
- Adhering to T&T/CBRE policies & Quality Management Standards.
- Collaborating with other departments to drive revenue and construct stronger business relations.
Requirements
Qualifications & Skills
- Essential:
- Building Services/Mechanical Engineering expertise (HNC/HND qualifications minimum).
- Experience working in a property-consultancy/engineering setting.
- Understanding of mechanical, electrical, and life-safety systems.
- Strong communication skills (verbal/written, with clients and technical teams).
- Analytical, problem-solving, and negotiation abilities.
- Dependable, organised, and proactive with excellent attention to detail.

- Desirable:
- Degree in Mechanical/Building Services Engineering.
- Chartered status preference.
- Sustainability focus (Net Zero/decarbonisation interest).
- Ability to travel across UK/Europe as required.
Experience

Mandatory:
- Experience managing/contracting with M&E specialists & contractors.
- Knowledge of commercial building systems and condition assessments.

Preferred:
- Strong commercial M&E industry background.
- Potential supply chain/network contacts.
