Block Manager / Property Manager
Due to continued growth, we are seeking an experienced and motivated Block Manager/Property Manager with exceptional people skills, who is eager to build a long-term career in Block Management.
About the Role
At Martyn Gerrard, we are a well-established and respected estate agency operating across North and North-West London. Our services encompass Residential Sales, Lettings, Commercial Property, and New Homes.
We invest in our teams, foster professional growth, and maintain a collaborative work culture that recognises hard work and achievement. Our Block Management department currently oversees 90 residential blocks, consisting of a Team Leader, three Block Managers, an Administrative Assistant, and two Block Management Accounts Assistants.

The Role
As a Block Manager, you will independently manage your allocation of residential blocks, ensuring Freeholders and Leaseholders receive a high-standard service while maintaining full legal and regulatory compliance.

You’ll collaborate with the Block Management team, receiving mentorship as you grow in this role.
Key Responsibilities
- Communicate professionally with Leaseholders, Freeholders, Contractors, and Solicitors
- Plan and oversee preventative planned maintenance (PPM) programmes
- Respond promptly and effectively to maintenance issues and enquiries
- Ensure legal compliance with all health and safety regulations
- Arrange and monitor Fire Risk Assessments (FRAs)
- Prepare and manage service charge budgets, year-end accounts, and invoices
- Attend and chair Annual General Meetings (AGMs) and residents' meetings
- Conduct regular property inspections
- Manage the onboarding of new developments and residential blocks
- Resolve disputes professionally and efficiently

Requirements
- At least one year’s experience in Block Management
- Strong desire to develop and progress in the property sector
- Excellent interpersonal and communication skills
- High emotional intelligence with conflict-resolution abilities
- Strong attention to detail
- Proficient in IT, property management software, and Microsoft Office
- Ability to work under pressure and meet deadlines
- A full UK driving licence is advantageous
Location & Hours
This is a full-time office-based role based in Finchley Central.
Hours: Monday to Friday, 9:00 AM – 5:30 PM.
