Pear Recruitment – Experienced Block Manager

Location: Acton

Salary: £35,000 – £40,000 (Depending on experience)

Ideally a driver, but not essential. Pool car available.

Working Hours: Monday – Friday, 1 day working from Home after Probation period

Our client is seeking an experienced Block Manager with a minimum of two years' experience to join their established and highly respected team.

With almost 35 years of expertise in residential property sales, lettings, and block management, this prestigious estate agency has built an outstanding reputation for delivering exceptional customer service throughout the vibrant Acton area. Since opening its first office in November 1988, the business has grown significantly and now manages an extensive portfolio of residential properties and estates.

The successful candidate will play a key role in maintaining the company's excellent reputation, built on decades of local knowledge, professionalism, and recommendations from satisfied clients. Responsibilities:

  • Managing a portfolio of residential blocks and developments.
  • Arranging repairs, maintenance, and planned works.
  • Conducting regular property inspections and ensuring communal areas are well maintained.
  • Preparing and managing service charge budgets.
  • Working with contractors, obtaining quotations, and overseeing major works.
  • Ensuring compliance with health and safety regulations, fire risk assessments, and statutory requirements.
  • Organising annual general meetings (AGMs) and attending residents' meetings.
  • Liaising with leaseholders, freeholders, residents, and contractors to resolve issues promptly.
  • Managing insurance claims and ensuring appropriate building insurance is in place.
  • Handling complaints and providing excellent customer service.
  • Maintaining accurate property records and ensuring legal and regulatory compliance.

Qualifications:

  • Previous experience in Block Management, property management, or a related field – 2+ years
  • Strong organisational and multitasking skills.
  • Effective communication and interpersonal abilities.
  • Proficiency in using property management software and Microsoft Office Suite.
  • Ability to work independently and as part of a team.
  • Attention to detail and problem-solving skills.
