Block Property Manager

Location: Rainham, Essex (with Flexible/Hybrid Working)

Package: Competitive Basic Salary + up to 10% Performance Bonus + 25 Days Holiday + Excellent Benefits

The Role

Working closely with the Head of Property Management, you will oversee a varied portfolio of residential freehold/leasehold developments. Your core focus will be delivering an exceptional, professional service while utilizing our structured support network to manage maintenance, compliance, and client relationships seamlessly.

Key Responsibilities

  • Portfolio Management: Proactively manage your portfolio in line with RICS Codes of Practice and ARMA/IRPM rules.
  • Maintenance and Contractors: Appoint, tender, and monitor contractor performance.
  • Financial and Budgets: Prepare and manage service charge budgets in accordance with lease terms, coordinating closely with Directors.
  • Inspections and Risk: Oversee regular property inspections, update reports on Riskbase, and implement necessary health and safety actions.
  • Client and Leaseholder Relations: Respond to correspondence, deal with leaseholder enquiries, and attend regular resident AGMs/Directors meetings.
  • Insurance Management: Handle policy renewals, claims, and liaise directly with Loss Adjusters.

About You

We are looking for a customer-focused professional who takes pride in providing a personal touch to property management.

  • A solid background in Residential Property Management / Block Management with an understanding of current leasehold legislation.
  • Strong interpersonal and communication skills, with the diplomacy to handle complex enquiries.
  • The ability to prioritize workloads effectively under your own initiative.
  • Excellent literacy, numerical skills, and an IT-literate mindset comfortable with modern property software.
