Must have Block Experience - please do not apply if you do not have at least 3 years minimum experience in Block Management

Hours:
Monday – Friday 9am – 6pm (flexibility on times available). You will be required to attend evening meetings with clients on an ad hoc basis, with time off in lieu.

Reports to:
Portfolio Direct

Holiday:
25 days plus bank holidays (plus an additional 1 day per year of service as per the terms of your contract)

About the Role:
As a Portfolio Manager, you’ll take ownership of a diverse portfolio of residential properties, acting as the central point of contact for clients, leaseholders, and contractors. You’ll manage everything from day-to-day maintenance to compliance, budgeting, and client meetings. This is a hands-on, fast-paced role ideal for someone who thrives on variety, autonomy, and building strong relationships.

Key Responsibilities:

  • Client & Resident Engagement: Liaise with freeholders, leaseholders, RMCs, RTMs, and developers to manage expectations and resolve issues.
  • Property Maintenance: Oversee repairs, obtain quotes, and manage contractors through to completion.
  • Compliance & Safety: Ensure buildings meet Health & Safety, Fire Risk, and Asbestos regulations.
  • Financial Oversight: Draft service charge budgets, manage collections, and liaise with solicitors on arrears.
  • Reporting & Meetings: Conduct monthly site visits, prepare reports, and lead quarterly and annual meetings.
  • Company Secretary Duties: Support with filings, share certificates, and director appointments.

Skills & Requirements:

  • Minimum 3 years’ experience in block management
  • Strong communication skills - both written and verbal
  • Confident leading meetings and managing client relationships
  • Proficient in Microsoft Office and property management systems
  • Minimum of ATPI (AIRPM) qualification
  • Full UK driving licence beneficial
