The Opportunity

If you're looking to take over a well-established, profitable branch where you can focus on leading people, driving performance and building on an already excellent reputation rather than fixing problems, this could be exactly what you've been waiting for.

The Package

  • Up to £35,000 basic DOE with total package up to £45,000 - £55,000
  • Profit share structure linked to office profitability to be discussed and agreed
  • 25 days holiday + bank holidays
  • Potential parking support / additional flexibility for the right individual
  • Long-term career stability within a highly respected independent business
  • Monday to Friday 08:45 – 17:00
  • Saturday mornings on a rotational basis
  • Flexibility expected in line with branch requirements

The Role

This is a rare opportunity to take over an established, profitable and high-performing Residential Sales branch with strong instruction levels, an experienced team and an excellent reputation across the Durham market.

The business is known for its professional yet supportive culture and is seeking an experienced Branch Office Manager. You'll lead from the front, overseeing branch performance, team development and day-to-day operations while driving profitability and delivering an exceptional customer experience.

The Person

  • Previous Branch Manager, Office Manager or Senior Estate Agency leadership experience (essential)
  • Strong operational and organisational capability
  • Experience managing a busy Residential Sales office
  • Commercially aware with an understanding of branch profitability and performance
  • Professional, reliable and mature approach
  • Strong people-management and communication skills, managing established and experienced teams
  • Hands-on leadership style with strong accountability standards
  • Able to work within established business processes and culture
  • Motivated, driven and proud of delivering high standards
  • Full UK driving licence and own vehicle (preferred)

The Branch Office Manager Role

  • Managing the day-to-day running of a busy Residential Sales office
  • Leading and motivating negotiators, valuers and support staff
  • Driving instructions, listings and branch profitability
  • Monitoring pipeline activity, branch performance and operational standards
  • Supporting negotiators with prospecting, sales generation and progression oversight
  • Maintaining a highly organised and professional office culture
  • Working closely with senior leadership to achieve branch targets
  • Ensuring company processes and standards are consistently followed
  • Providing visible, hands-on leadership within the branch
  • Supporting a collaborative and accountable team environment
