Building & Maintenance Manager
About the Role
This management role reports to the Theatre Director and is responsible for overseeing maintenance at the following venues in Woking:
- New Victoria Theatre
- Rhoda McGaw Cinema
- Nova Cinema
The Building & Maintenance Manager will work alongside venue management, leading the maintenance team and specialist projects, while also fulfilling a key role as the venue’s Risk Champion.
Responsibilities
Property Maintenance
- Coordinate all maintenance projects, compliance checks, and repairs across venues via planning, organisation, and collaboration.
- Oversee vendor contractor visits, ensuring adherence to work briefs and completing necessary inspections, permits, and quotes.
- Prepare an annual preventative maintenance plan that accounts for lease obligations, regular inspections, routine tasks, and minor works.
- Conduct annual maintenance inspections and ensure compliance with health, safety, fire, and licensing standards. Records to be maintained for:
- Firefighting systems
- Water systems
- Air conditioning
- Pest control
- Manage and deliver projects and tasks (decorating, plumbing, carpentry, lightweight repairs) on time, to budget and to high standards.
- Liaise with the Technical Manager regarding lighting maintenance.
- Maintain high standards in housekeeping, reporting issues and coordinating repairs in alignment with the venue’s specific aesthetic.
- Organise and oversee painting/decorating projects, repairing as needed to preserve the building’s historical or architectural features.
- Conduct daily seat inspections, including repairs and tracking maintenance records.
- Collaborate with departments to maximise operational efficiency:
- Fixed marketing displays
- Maintaining and assembling stage and back-of-house areas
- Update electronic databases (including compliance registers) for Meridian Safety and other legal requirements.
- Provide on-call emergency maintenance support outside working hours, weekends, and Bank Holidays.
- Lead requests for departmental CapacEX (CAPEX) projects and contribute to the Contractor Management System (Gatekeeper) initiative.
Risk Management
- Lead on the ATG Risk Management System (RMS) as the venue-wide Risk Champion.
- Collaborate with external consultants to complete Fire Risk Assessments and implement actions arising.
- Implement best-practice safety standards that comply with health, safety, licensing, fire, and conservation regulations.
- Ensure all required documentation—Risk Assessments, COSHH Assessments, and checklists—are current and in use.
- Serve as Legionella representative to oversee inspections, update records, and address system concerns.
- Conduct monthly maintenance walks, identifying and resolving compliance issues as needed.
- Document and submit all incident reports, near-miss/reports, and accident investigations via ATG’s system.

People Management
- Supervise the Maintenance Assistant, providing day-to-day direction and support.
- Monitor team performance and ensure all HR/training documentation is accurate and delivered.
- Facilitate multi-skilling training programmes to broaden staff competency.
- Lead performance reviews and internal ceremonies as required, such as:
- Monthly Risk Meetings
- ATG’s Facilities Management meetings
- Venue operations planning
- Attend training courses or development opportunities to upskill both personally and for the team.
Requirements
Essential Qualifications and Skills
- Proven hands-on maintenance experience (carpentry, plumbing, decoration, electrical) and related technical skills to sign off on tasks you oversee.
- Demonstrated experience managing health and safety in an environment similar to a theatre or entertainment venue, ensuring compliance with regulations.
- Experience setting and tracking safety policies, creating a proactive safety culture.
- Experience as a team leader, delegating tasks and supporting direct reports.
- Strong analytical and prioritised project management skills with proven results.
- Multidisciplinary knowledge of building systems and services (lighting, plumbing, HVAC, electrical, FLCC).
- Capacity to lead strategically under pressure, adapting to tight deadlines and creative solutions.
- Excellent communication, time management, and coordination abilities—both verbal and written.
- Strong IT proficiency, covering MS Office, databases, and compliance systems.
- Skills in workshop safety, power tools usage, and manual operations (e.g., moving heavy equipment).
- Availability to work early mornings, evenings, weekends, and Bank Holidays, including unsocial hours.
- Track record of facilitating good working relationships with internal and third-party stakeholders.
- Demonstrated commitment to equality and diversity principles.
- Entrepreneurial mindset, achieving functional standard excellence and restorative excellence when needed.

Desirable Experience
- IOSH (Institution of Occupational Safety and Health) certification
- Full, clean driving licence challenge.
- Trade or technical qualification (e.g., skilled carpentry, plumbing).
- Certified training in:
- First Aid at Work
- Working at Height
- Manual Handling
- Experience in multi-venue or heritage building maintenance.
- Prior hands-on experience with old building structures and systems).
- Fire safety knowledge (discretionary systems, fire alarms, escalations).
- Casualty management experience—preventative and post-manative assessments.
- Discretion regarding theatre security protocols and building services.
- Experience as a contract manager when engaging external vendors.
