Overview:
This role provides the visible day-to-day building presence for managed assets, with ownership of tenant service, building standards, operational coordination, issue resolution and front-line communication.
The postholder represents the Property Management function on site and is expected to maintain a professional, responsive and well-controlled environment for tenants, visitors, contractors and internal stakeholders. The role is focused on ensuring issues are identified early, reported properly, progressed quickly and followed through, while maintaining strong building presentation, tenant communication and compliance discipline.
The role requires pride in the building, practical judgement, strong customer service and clear accountability. The postholder is expected to be reactive and responsive to tenant needs, maintain control of site standards, coordinate contractors and FM support effectively, and ensure the building is operated in a way that reflects the standards of Praxis. The standard expected is that of a high-performing Building Manager who takes visible ownership of the tenant experience, building presentation and day-to-day operational control.
About Praxis Facilities Management
Praxis Facilities Management Ltd (“PFM”) provides the necessary on-site services to Praxis Real Estate Management managed properties which includes 400+ directly employed individuals covering management, operations, marketing, security, administration, maintenance, and cleaning.
Main duties:
- Act as the visible on-site representative for the building, ensuring tenants, visitors and stakeholders receive a professional and responsive service
- Maintain high standards of building presentation, cleanliness, safety and the overall environment across occupied and communal areas
- Respond promptly and professionally to tenant queries, issues and requests, ensuring matters are recorded, progressed and followed through
- Build strong working relationships with tenants, occupiers, contractors, and Property and Facilities Management colleagues
- Conduct regular building inspections, identifying defects, presentation issues, compliance concerns and operational risks
- Ensure reported maintenance, cleaning, compliance and building issues are escalated to the correct team or contractor and tracked through to resolution
- Coordinate contractor attendance on site, ensuring access, permits, risk assessments, method statements and site procedures are followed where required
- Support planned and reactive maintenance activity by coordinating access, communication, attendance and completion evidence
- Monitor key building systems and escalate faults or concerns relating to CCTV, alarms, access control, intercoms, fire systems and other site infrastructure
- Support health, safety and compliance activity, including inspections, records, corrective actions and escalation of urgent risks
- Maintain accurate site records, including inspection notes, communication logs, meter readings, contractor attendance records and issue trackers
- Complete reporting requirements accurately and within agreed timescales
- Support move-in, move-out and tenant transition activity, ensuring actions are coordinated and completed in line with agreed process
- Support projects, procurement and site works where required, ensuring purchase orders, contractor coordination and records are properly maintained
- Communicate clearly with tenants and internal stakeholders on works, disruption, access requirements, building updates and issue resolution
- Identify recurring issues, service gaps or tenant concerns and escalate them with practical recommendations
- Protect the tenant experience by ensuring standards are maintained and avoidable disruption is minimised
- Contribute positively to the wider Property Management function by maintaining professionalism, ownership and clear communication

Requirements, skills and competences:
- Building management, facilities experience within a commercial office asset
- Strong tenant, occupier and visitor service skills
- Practical understanding of building operations, maintenance issues and contractor coordination
- Working knowledge of health and safety, site procedures and compliance records
- Confident coordinating contractors, access, permits and site activity
- Able to identify defects, risks and presentation issues early
- Clear written and verbal communication
- Strong organisation, record keeping and follow-through
- Able to manage competing requests without losing control of priorities
- IOSH, NEBOSH or relevant facilities qualification desirable
