Building Manager - Residential Construction - Rickmansworth, England

A privately owned residential property developer is seeking a Building Manager to oversee the day-to-day operation of completed residential developments.

This is a dual-role combining building management with resident and operational management. The successful candidate will take ownership of multiple developments, ensuring buildings are well maintained, financially managed and provide an excellent experience for residents.

Key Responsibilities

  • Manage a portfolio of completed residential developments.
  • Oversee the day-to-day operation of buildings, ensuring they are maintained to a high standard.
  • Act as the main point of contact for residents, handling enquiries and resolving issues promptly.
  • Coordinate reactive and planned maintenance, managing contractors through to completion.
  • Manage service charge budgets, expenditure and building-related financial reporting.
  • Oversee utilities, building services and maintenance contracts.
  • Ensure compliance with all relevant health & safety and statutory requirements.
  • Conduct regular site inspections to identify maintenance and operational issues.
  • Work closely with the construction team during the handover of newly completed developments.
  • Continuously improve building operations and resident satisfaction.

Essential Experience

  • Previous experience as a Building Manager, Block Manager, Property Manager or similar.
  • Proven experience managing residential developments.
  • Strong understanding of residential building operations and maintenance.
  • Experience managing service charge budgets and building finances.
  • Experience dealing directly with residents and resolving day-to-day issues.
  • Ability to coordinate contractors and maintenance programmes.
  • Strong organisational, communication and problem-solving skills.
  • Able to work independently and take ownership of multiple developments.
